“The existing property would benefit from the addition of a habitable loft space and we set out to maximise the amount of floor area we could create underneath the existing ridge height that we would not be allow to raise.
In order to achieve this we had to make sure that the proposed rood extension had a volume that was within the Permitted Development allowance for terraced houses. The detailing, forms and materials had to be compliant with the requirements of the relevant legislation too.
The proposed roof volumes would be clad in a recyclable Cement fibre slate product, or with an alternative tile / slate product of similar appearance to the existing roof.
Since we were not able to raise the roof ridge we had to explore options with the structural engineer about how the existing ceiling joist zone could be used in a way that minimised the disruption to the ceilings of the floor below.
This is a common issue when the existing loft headheight is just about right but probably not enough to allow the creation of a second floor zone above the existing ceiling joist zone.
There are various options to consider in this case however ultimately we always have to work with the available space, we have to be very careful with site measurements, consider the cost implications of the various options, and be very precise with the specification of the structure and materials.
A few inches here or there can be the difference between what could be a generous loft space and a room that feels not right.”

The application site comprises a mid-terraced three-storey property on the Southern side of Ferntower Road in the Canonbury area of Islington. The application is not listed nor is it in a conservation area.

Conclusion – The proposed roof extension including the rear dormer and 2no. rooflights would fall within the parameters of permitted development as set out under Schedule 2, Part 1, Classes B and C of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) if instituted or begun at the time of this application. Therefore, it is recommended that the certificate is granted.
The applicant has confirmed that they party walls will not be built up or raised as part of the proposal.”
