Addition of a rear / side extension to a single family dwelling to replace the existing rear conservatory in Waltham Forest.

“We were asked to come up with a design for a rear extension to replace a corner-conservatory structure that had outlived its use as a habitable space.
We did not necessarily have to add much space, but we had to add the right amount and type of space. The homeowners needed a better kitchen and dining area, and a better connection to the rear and side garden too.
Access to light was important and we also wanted to make sure that the new extension was proportionate to the main house and it did not dominate the garden area. The proposed solution stepped just outside the line of the existing side wall of the house to allow a small rear window in addition to glazed doors to the rear part of the garden.
The extension is surrounded by the garden on three sides, there is a flat glazed rooflight where the new extension connects to the main house, and both the size and proportions of the extension reflect the amount and type of space we needed for a new dining area.
This allowed us to “stretch” the kitchen area across the existing floor space to create a generous and spacious new layout that included a new WC and utility area where the kitchen was located previously.
We included exposed timber ceiling joists across the room to guide views towards the rear garden. The new extension will be clad in matching yellow stock London brick, with brickwork detailing above the new windows, and it offers a “garden room” feel to this new dining space.”
Area and context.

“The application site is a two-storey, end-of-terrace property situated upon a rectangular plot on the northern side of Preston Road. The rear of the property adjoins garages. The property benefits from an original two-storey outrigger and a conservatory and a small outrigger extension at the rear.
The Leyton Flats are located at the eastern end of Preston Road. Outside of this, the surrounding area is largely residential.
The property is not located within a Conservation Area/Area of Special Character, is not listed/locally listed and is not subject to an Article 4 direction other than the Borough-wide change of use from Class C3 to C4. The property is located within the Fillebrook Critical Drainage Area.
Construction of a rear extension with the following specifications:
• To have a depth of 4m, extending 3.7m past the outrigger
• To have a height of 3.5m
• To have a width of 4.6m
• To feature sliding doors and two horizontal windows above in aluminium frames in the rear elevation
• To feature 2 full height windows in an aluminium frame in the side elevation
• To be made of London yellow stock brick”
Design matters.

““The application property is a two storey house with an old conservatory at the rear that we look to replace with a new single storey extension to create an enlarged kitchen, dining and living area that opens up to the rear garden.
The proposed extension is slightly larger than the existing conservatory and it will be clad in yellow London stock brickwork with a flat roof and flat skylights across part of the roof. We also propose the enlargement of an existing window with a new timber framed window of similar appearance. The doors and windows of the new extension will be timber or aluminium framed.
We believe that the materials proposed are sympathetic to the character of the area in terms of form, colours and textures, the proposed extension and alterations will not affect the amenity of any neighbouring dwellings and they will not be visible from any public viewpoints.
We do not propose to alter the access around the front of the property or the access to the property in general; for anything further please see the attached drawings and forms that accompany this application.”

Planning matters.

“While it appears that most properties within the terrace parade in which the application site occupies an end-of-terrace position benefit from some form of non-original development to the rear, it does not appear that these benefit from planning permission. However, given their modest size, it appears that most of these extensions would fall within the remits of permitted development.
At a proposed maximum depth of 4m, width of 4.6m and height of 3.5m, it is considered that the proposed extension would occupy a very similar footprint to the existing conservatory and outrigger extension and therein make a subordinate and appropriate addition to the host dwelling and wider terrace parade.
The extension is to be made of London yellow stock brick, whereby the same soldier course is to be created above the new fenestration as is existing above the existing fenestration. In closely relating to the host dwelling, this would create visual cohesion that makes the proposed extension a good addition to the dwelling. While fenestration color is not specified, it is noted that these developments would be located at the rear of the property, and would therefore not impact the street scene. It is also noted that the property is not located within a conservation area nor is the building listed, so there are no immediate restrictions in regards to design and materials used.
Grounds for Recommendation for approval – It is considered that the proposal would not harm the character and appearance of the property or the surrounding area nor the residential amenity of the neighbouring properties.”
