Addition of a rear / side extension, addition of a roof extension, and internal alterations to a single family dwelling.

“The client was an experienced building professional with a clear view and vision of what he needed for this family home. The dwelling needed a full and deep renovation to bring it up to a standard that was suitable for modern family living.
We considered options for the ground floor layout and how best to add useful space to it. We explored kitchen and dining area ideas and layouts to find the one that worked best for the client’s requirements while also considering the construction of the house and a range of structural and other matters.
It was an approach that created a functional home across three levels, with open plan spaces across the ground floor and well-proportioned and generous bedroom areas across the first and loft levels.
In order to maximise what we could achieve under Wandsworth’s planning policy we split the works into two separate applications.
This allowed us to obtain approval (Permitted Development) for the maximum volume possible for the roof extension, while we also managed to obtain approval for a wraparound ground floor extension under the Householder planning policy.
And it was this working knowledge of the planning policy that helped us to create these generous and well-proportioned spaces and the additional space we needed to make this house suitable for modern living and to the requirements of this family.”
Area and context.

“The application site relates to a two-storey terraced property, which is situated on the southwestern side of Trinity Road. Similar properties surround with some properties having the ground floor converted into a retail unit.
CONSTRAINTS: Archaeological Priority Area. Developments exceeding 150m will need to be sent to the heliport for consultation. Those under 150m can proceed to planning decisions.”
Design matters.

“The proposed wrap around extension will be 2m. deep along the boundary with No35 and it wraps around along the boundary opposite with No39. The property at No39 has already been extended along the shared boundary by a small extension of a depth of around 1.8m.
The extension aims to make better use of the narrow side area and to create an enlarged kitchen, dining and living area that opens up to the rear garden. It will be clad in brickwork with rooflights along the side and rear flat roof area.
We also propose the addition of a roof extension to create a new bedroom and a bathroom in the loft space.
We believe that the materials proposed are sympathetic to the character of the property and of the area in terms of form, colours and texture, and that the proposal will not affect the amenity of any neighbouring dwellings and they will not be visible from any public viewpoints.
We do not propose to alter the access around the front of the building or the access to the property in general; for anything further please see the attached drawings and forms that accompany this application.”

You will probably need planning permission if you want to build something new, make a major change to your home – e.g. building an extension, or change the use of your property. There are different rules depending on what you want to do and the relevant planning policy that applies to your property. Planning matters.

“The proposed single-storey rear extension would primarily infill the side return with a projection of 2m beyond the rear building line of the existing back addition. The scale and form of the extension would be subordinate to the scale of the host property at a height of 2.75m with a 3m high parapet wall, given that the proposed dwelling will be finished in matching brickwork it would assimilate well with the appearance of the host property. A substantial rear garden depth of approx. 7m would also remain free from development.
For the reasons outlined above, the proposal is considered to represent an acceptable design.
There are two windows located along the side elevation of this property and one window located along the rear elevation of the original dwelling. Historic plans at No.39 demonstrate that the rear window serves a bedroom and the two side windows which serve a dining room and living/dining room. The rear window is shown to clip the parapet wall located along the rear elevation, however the bulk of the extension would pass the 45 degree test and would not result in harmful daylight/sunlight effects.
In terms of the side windows, these windows are likely to fail the 25 degree test, however officers acknowledge that these windows are already impacted by the existing first floor outrigger and therefore given the acceptable height of 2.75m the effects on daylight/sunlight are likely to fall within the acceptable parameters. In addition, the second side window is dual aspect and would receive daylight/sunlight from a second non-impacted window.
Therefore, taking the above into account, Officers believe that the proposed extension would not result in adverse loss of daylight, sunlight or outlook when considered in the context of the existing arrangement.
In terms of privacy effects, the proposed fenestration along the ground floor would not result in any views which are not already possible from the subject site. Therefore, there would be no material change in the level of privacy enjoyed by neighbouring occupiers.
Overall, it is considered that the proposals would not detrimentally impact on the visual or residential amenities of the occupiers of neighbouring properties.”
