Addition of a single storey rear extension, internal and external alterations to a single family dwelling to include the removal of the front porch, alterations to windows, and the creation of a first floor rear balcony.

This project was a lot about looking carefully at the house. The whole of the house. The bricks and the rooms and the roof space.
Its setting, the trees surrounding it, its proportions and geometry. Its traditional layout and looking at what we could make of it by addition, subtraction or renovation.
The addition of an extension was not our main focus. Before anything else we had to decide what the house needed to become, and this was not clear at the outset of the project. We had a volume and a structure to play with in this case, however to what end? What us the direction of travel?
We used the design development process to explore ideas and layouts that were then used to inform the Client about potential uses. The design development became the means to that end, and once this became clear it was easy to run with it. To add. To subtract. To alter.
Area and context.

Additional planning application to include painted render instead of brickwork for the new extension, alterations to existing and proposed windows and doors, new balcony to first floor rear bedroom, the removal of existing front porch and addition of a canopy above the front door, and associated internal alterations.
The application site consists of a detached two-storey dwelling located to the north-east side of Manor Road, within the established built-up residential area in Hazlemere. The property is built of brick under a half-hipped roof form featuring two front gables. The house is built in brick set back from the highway and has off-street parking to the front and gardens to the rear. The character and appearance of the area is made up of other similar residential properties.
The property is not located in a Conservation Area, Green Belt or Chilterns National Landscape (aka AONB).

Planning matters.
“The proposals are acceptable in terms of scale, design and external appearance. The scale of the extensions is subservient to the host dwelling; the proposed white rendering while not matching the existing brickwork it would integrate well with the existing house. The replacement of the existing gable-roof front porch with a new flat canopy along with the new full height window over two storeys to the front, as well as rear first floor Juliet balcony, would not harm the character and appearance of the original dwelling.
The proposed works are of modest scale and would be in keeping with existing development in the area. The proposed works would not be visible from the street scene of Manor Road.
The proposed first floor rear Juliete balcony would project 0.5m beyond the rear elevation of the dwelling, it would be serving an existing bedroom and will be facing the rear garden of the application site. Given its modest rearward projection and relationship with the neighbouring properties, the proposal would not materially increase the levels of overlooking when compared to existing views.”

Design matters.

“We propose the addition of a single storey rear extension to improve the living accommodation and to create an enlarged kitchen, living and dining area that opens up to the rear garden.
The proposed extension will be clad in brickwork (colour to be confirmed) or stone cladding (specification to be confirmed) and it will consists of two volumes. The higher volume will be centrally to the rear elevation and the slightly lower volume will follow the existing internal ceiling line to create an enlarged dining area.
The two volumes will only partially extend along the rear elevation.
At the front of the property we propose the introduction of a secondary entrance to the house. At roof level we propose the addition of a pair of conservation-type rooflights to allow more light into the main entrance area.
Associated internal alterations aim to improve the layout and to create internal spaces with an open plan layout that responds better to the requirements of contemporary living.
We believe that the materials proposed are sympathetic to the character of the property and of the area in terms of form, colours and texture, and that the proposed alterations will not affect the amenity of any neighbouring dwellings and they will not be visible from any public viewpoints.
We would like to implement the following minor changes to the current approval:
• Painted render instead of brickwork for the new extension
• Alterations to existing and proposed windows and doors
• New balcony to first floor rear bedroom
• Removal of existing front porch and addition of a canopy above the front door
• Associated internal alterations
