South London residential architects
GOAStudio provides residential architect advice across South London, principally in Lambeth, Lewisham, Wandsworth, Southwark and Bromley. We help homeowners, buyers, property owners and small-scale developers assess extensions, renovations, retrofit, period homes and small residential sites before committing to a design, purchase or planning application.
Our work spans South East and South West London and includes extensions, renovations, retrofit, flat and maisonette alterations, period and conservation-area homes, and small residential developments. We look at the existing building, its planning context and the way you want to live before deciding what should be extended, retained or reorganised.
The aim is not simply to add floor area. It is to create better natural light, a useful layout, improved storage, stronger garden connections and greater comfort, while keeping the design realistic in relation to planning, budget and construction.
When a proposal requires planning permission, GOAStudio’s architectural planning service can take it from early design and local-policy review through to application preparation, submission and council liaison.

Why work with GOAStudio on a South London home?
GOAStudio combines residential design, planning judgement and experience of older buildings within one architect-led service. George is directly involved in the work and brings conservation and environmental-design expertise to projects where historic character, existing fabric and modern comfort need to be considered together.
Our advice is property-specific. We look at the home, planning history, borough context and how you want to live before recommending a design or approval route. Sometimes a carefully planned renovation will achieve more than a large extension; elsewhere the proposal may need to change to protect daylight, garden quality or neighbouring amenity.
We explain material planning and design risks without promising an approval. Depending on the appointment, we can provide continuity from feasibility through technical design and construction.
From early advice to construction
Depending on the appointment, GOAStudio can support a South London home or small residential project from early feasibility through design, approvals, technical information and construction-stage advice. We agree the services and deliverables in writing.
- Feasibility and brief: understand the property or site, your priorities, apparent constraints and realistic options.
- Survey and design: record the existing building and develop options around light, layout, storage, comfort, character and cost priorities.
- Planning and other approvals: establish the appropriate route, prepare the necessary information and manage the application and council liaison where appointed.
- Technical design and Building Regulations: coordinate the architectural information with structural and other specialist input.
- Tendering and contractor selection: prepare suitable information for pricing and help compare returns where this forms part of the appointment.
- Construction-stage support: answer design queries, review progress and help administer the building contract where agreed.
Extensions, renovations and retrofit in South London
South London contains a wide range of homes and neighbourhoods. Georgian and Victorian terraces, converted houses and garden flats are common in Lambeth, Southwark and Wandsworth. Lewisham combines dense terraces with larger houses and plots, while Bromley includes more semi-detached, detached and suburban homes. The same extension idea should not be applied to all of them.
A rear or side-return extension may create a lighter kitchen and dining space, better views and a more direct relationship with the garden. A roof extension may provide another bedroom or study. In other cases, reorganising the existing floor plan, improving circulation or relocating storage can make a larger difference than adding the maximum possible area.
The design also needs to respond to neighbours, garden depth, roof form and street character. A modest extension combined with careful reconfiguration can produce a calmer home while retaining more garden and reducing planning or construction risk.
Older buildings require an informed approach to retrofit. Insulation, ventilation, moisture movement and existing construction should be considered together so that reducing energy use does not create condensation or damage historic fabric. George’s conservation and environmental-design background helps connect these questions with comfort and architectural quality.
Our dedicated pages explain how we approach house extensions, house renovations and improvements to older London homes in more detail.
Period, listed and conservation-area homes in South London
GOAStudio advises on Georgian, Victorian, Edwardian and other period and heritage homes across South London, including listed buildings and properties in conservation areas. These buildings can often accommodate thoughtful change, but extensions, renovation and retrofit should respond to their character, traditional construction and wider setting.
A Georgian terrace in Lambeth or Southwark, a Victorian house in Lewisham, a conservation-area flat in Wandsworth and an older suburban home in Bromley raise different questions. Relevant considerations can include extension depth, roof form, materials, garden quality and neighbouring properties.
Listed status, conservation-area designation, an Article 4 Direction—which allows a council to remove specified permitted development rights—or an earlier planning condition may introduce additional requirements. Where a property is listed, planning permission and listed building consent are separate approvals and one does not replace the other.
We consider heritage and modern living together: preserving significant fabric or a coherent street elevation while improving light, circulation, ventilation, storage and comfort. Read more about our architectural services for period and conservation-area homes in London and listed buildings.
Flats, pre-purchase advice and small residential developments
Flats and maisonettes
Alterations to a flat or maisonette may involve more than planning permission and Building Regulations. The lease, freeholder consent, shared structure, access, fire safety and other residents can all influence what is practical. The proposal needs to be understood in relation to the building as a whole. Depending on the property, you may also find our guidance on garden-flat extensions and alterations and extensions to London flats useful.
Architect advice before buying
If your decision to buy depends on extending, reconfiguring or substantially renovating a property, seek architectural advice before exchanging contracts. We can help assess design potential, planning and heritage constraints, the likely approval route and matters requiring further investigation. Our architect advice before buying a house explains the service.
Small residential developments
GOAStudio also works on suitable conversions, infill plots, changes of use and new-build projects of up to 10 homes. Early feasibility should test site capacity, access, privacy, neighbouring amenity, trees, heritage and accommodation quality before a purchase or application.
Our South London evidence includes a new four-bedroom house on side-garden land in Southwark, where full planning approval was secured in June 2026 after pre-application advice and detailed feasibility work. We have also tested five flats and a garden dwelling in Lewisham and a small residential site in Southfields, Wandsworth.
Our small residential development service explains how we approach feasibility, planning and design for these projects.
Residential architect advice across South London boroughs
There is no single South London planning rulebook. The relevant considerations depend on the borough, street, property, planning history and work proposed. An extension that appears reasonable in one context may need a different depth, roof form or material approach elsewhere.
Our South London coverage includes Herne Hill, Streatham, Brixton, Kennington, Brockley, Honor Oak, Hither Green, Putney, Southfields, Tooting, Battersea, Rotherhithe, Bermondsey, Peckham, Dulwich, Penge, Beckenham and Shortlands.
Our borough pages and project evidence provide more local context:
- Lambeth residential architects: extensions, side infills, garden-flat alterations, roof works, mansards, conservation-area homes, older-home retrofit, basements and small-site feasibility across areas including Herne Hill, Streatham, Brixton, Clapham and Kennington.
- Lewisham residential architects: extensions, renovations, conservation-area homes, retrofit, pre-purchase advice and small-site feasibility across Brockley, Honor Oak, Hither Green, Grove Park, Catford and Lewisham.
- Wandsworth residential architects: house and garden-flat extensions, renovations, roof alterations, basements, conservation-sensitive properties and small sites across Putney, Southfields, Tooting, Battersea and Balham.
- Southwark residential architects: extensions, renovations, flats, period and conservation-area homes, pre-purchase advice and constrained urban sites across areas including Rotherhithe, Bermondsey, Peckham, Camberwell and Dulwich. See our approved new-build house in Rotherhithe.
- Bromley residential architects: rear and roof extensions, internal reconfiguration, renovation and improvements to older, semi-detached and detached family homes across Penge, Beckenham, Shortlands, Chislehurst, Orpington and Bromley. See our completed Penge East extension and Shortlands roof-extension project.
When you contact us, we review the property rather than relying on a regional assumption. We consider the local planning framework, designation and planning history before advising what appears realistic. Our planning permission service for London homes and small developments explains how we can develop the design, prepare an application and manage council liaison.

Frequently asked questions
Do I need an architect for a straightforward South London extension?
You are not generally legally required to appoint an architect for a house extension. However, apparently simple projects can involve layout, planning, neighbouring amenity, structure and Building Regulations. Early advice can help you compare options and avoid a design that adds space without improving the home.
Which South London boroughs does GOAStudio work in?
GOAStudio works principally across Lambeth, Lewisham, Wandsworth, Southwark and Bromley. Our experience includes completed extensions and renovations, conservation-sensitive homes, flats and small residential sites. The appropriate design and approval route depends on the property, planning history, local guidance and immediate context rather than its regional location alone.
Does GOAStudio work with Georgian, Victorian and Edwardian homes in South London?
Yes. We work with period houses and flats, including listed buildings and properties in conservation areas. We consider the building’s character, construction and heritage context alongside the need for improved layouts, comfort and energy performance. Our period and conservation-area home service explains this approach in more detail.
When should I speak to an architect if I am buying a South London property to renovate?
Ideally, seek advice before exchanging contracts if your decision depends on extending, reconfiguring or substantially renovating the property. Our architect advice before buying a house can help you understand design potential, planning constraints and the principal issues to investigate before committing.
Can GOAStudio advise on planning risk across different South London boroughs?
Yes. We review the property, relevant borough guidance, planning history and immediate context before advising on the likely route. Planning decisions always rest with the relevant local planning authority, so we explain material risks without guaranteeing an approval.
How much does it cost to appoint a residential architect in South London?
Architectural fees depend on the property, project scope, complexity and stages of service required. After reviewing the address, available information and your outline brief, we can explain the appropriate route and provide an indicative fee range. The optional two-hour Home Consultation costs £250 + VAT and is a standalone service; its fee is not credited against a later professional appointment.
Can GOAStudio support a project beyond planning permission?
Yes. Depending on the appointment, GOAStudio can provide technical design and Building Regulations information, coordinate structural and other consultants, assist with tendering and provide construction-stage support. We set out the agreed services and deliverables before the appointment begins.
Does GOAStudio work on small residential developments in South London?
Yes. We work with property owners, landowners, self-builders and small-scale developers on suitable conversions, infill sites, changes of use and new-build residential projects of up to 10 homes. Our small residential development service explains how we approach feasibility, planning and design.
