North London residential architects
GOAStudio helps homeowners, buyers, property owners and small-scale developers assess and develop residential projects principally across Barnet, Camden, Enfield, Haringey and Islington.
If you are looking for a residential architect in North London, we can help you understand the property, likely constraints and realistic routes before you commit to a design or purchase.
Our residential work across North London includes house extensions, renovations, retrofit, internal reconfiguration, roof alterations, period and heritage homes, and carefully considered small residential developments.
We look at the existing building, its planning context and the way you want to live before deciding what should be extended, retained or reorganised.
The aim is not simply to add floor area. It is to create a home with better natural light, a more useful layout, improved storage, stronger garden connections and greater comfort, while keeping the design realistic in relation to planning, budget and construction.

Why work with GOAStudio on a North London home?
GOAStudio combines residential design, planning judgement and experience of older buildings within one architect-led service.
George Omalianakis is directly involved in the work and brings conservation and environmental-design expertise to projects where historic character, existing fabric and modern comfort need to be considered together.
Our advice is property-specific. We look at the existing home, its planning history, borough context and the way you want to live before recommending a design or approval route.
Depending on the appointment, we can provide continuity from early feasibility and planning through technical design and construction-stage support.
George is an ARB-registered and Chartered RIBA architect, a RIBA Conservation Registrant and holds a Level 3 Award in Energy Efficiency for Older and Traditional Buildings. He also contributes residential design advice to publications including Which? and Ideal Home.
Extensions, renovations and retrofit in North London
Many homes across these boroughs have already been altered over time. Before proposing further changes, we look at how the existing building works, what is worth retaining and where a carefully positioned intervention could make the greatest difference.
For a rear, side-return or wraparound extension, that may mean balancing additional space with daylight, circulation, proportions and the relationship with the garden.
If the ground floor is the main focus, our guide to planning a kitchen extension in London explains how we compare extending, reconfiguring and relocating the kitchen.
A renovation may instead concentrate on reorganising a cellular layout, improving storage or bringing light further into the plan.
Where older fabric is involved, ventilation, moisture and thermal performance should be considered alongside the architectural changes.
Our dedicated pages explain how we approach house extensions, house renovations and improvements to older London homes in more detail.
Period, heritage and older homes in North London
This part of London includes Georgian, Victorian, Edwardian and other older houses and flats, alongside listed buildings, locally listed properties and extensive conservation areas. These homes can often accommodate thoughtful change, but the design needs to respond to the building’s character, construction and wider setting.
George leads GOAStudio’s work with period and heritage homes. His conservation and environmental-design experience helps us consider historic fabric, planning requirements and modern comfort together rather than treating them as separate concerns.
Our relevant work includes a rear extension and internal alterations to a Grade II listed house in Angel, a contemporary kitchen extension in the Highgate Conservation Area, and an extension and whole-home environmental upgrade to a bungalow in Arnos Grove. These projects demonstrate how the appropriate response changes with the building, homeowner’s priorities and planning context.

Residential architect advice across North London boroughs
There is no single North London planning rulebook. The relevant considerations depend on the borough, street, property, planning history and work proposed. Conservation-area designations, listed status, Article 4 Directions—which can remove specified permitted development rights—and previous planning conditions may introduce additional requirements.
Our borough pages provide local context, links to council guidance and examples of GOAStudio’s work:
- Barnet residential architects: extensions, renovations and greener alterations to suburban houses, bungalows and planning-sensitive homes.
- Camden residential architects: period homes, mansion flats, conservation areas and projects where roof form and rear elevations require careful judgement.
- Enfield residential architects: family-home extensions, renovations, roof works, retrofit, pre-purchase advice and small-site feasibility.
- Haringey residential architects: older and period homes, conservation areas, roof alterations and neighbour-sensitive extensions across areas including Highgate and Muswell Hill.
- Islington residential architects: terraces, flats, listed buildings and conservation-area homes where alterations are often assessed in relation to the wider building group or street.
When you contact us, we review the property rather than relying on a regional assumption. We consider the local planning framework, designation and planning history before advising what appears realistic. Our planning permission service for London homes and small developments explains how we can develop the design, prepare the application and manage council liaison.

Selected North London residential projects
Our portfolio includes completed projects, planning approvals and feasibility work across Barnet, Camden, Enfield, Haringey and Islington. The examples below show how the design response changes with the property type, homeowner’s priorities, planning context and existing building.
Arnos Grove, Barnet: bungalow extension and environmental renovation
An extension and whole-home environmental upgrade incorporating improved insulation and ventilation, an air-source heat pump, rainwater harvesting and a stronger relationship with the garden. The project considered energy use, comfort, layout and architectural change together.
South Hampstead, Camden NW6: house extension and refurbishment
Rear, side and roof extensions with full refurbishment and internal alterations to a family home. The design balanced substantial change with the property’s conservation-area context and was later featured by iBuild magazine.
Enfield Chase EN2: conservation-area extension and refurbishment
A sympathetic rear and side extension and refurbishment to a conservation-area house. The design responded to the existing home while creating improved living space and a better relationship with the garden.
Highgate, Haringey: conservation-area kitchen extension
A contemporary rear extension with a green roof, developed in response to the property, neighbouring homes and conservation context. The intervention created a lighter kitchen and dining space with a stronger connection to the garden.
Angel, Islington N1: Grade II listed house extension
A single-storey rear extension and internal alterations to a Grade II listed home. GOAStudio developed the design and obtained planning permission and listed building consent.
