Removal of conservatory, addition of a rear extension that connects the reception areas to the garden, and a full renovation to a semi-detached house.

The architect’s perspective.

The original house had been extended in the past with two separate extensions at the rear and at the side area of the ground floor. However both these extensions were past their sell by date and when the new owners bought this property it was pretty clear that we had to do something about them as they were not functional at this point.

The condition of these two extensions was an issue because they were preventing the house from being weather-tight. Also due to their poorly considered design these extensions were also blocking how the internal reception areas where connecting to the garden both in terms of physical access but also in terms of views and outlook.

The rest of the floors were also in need of renovation that included new wall and floor finishes in certain areas but also the removal of certain kitchen and bathroom areas that had been added to the upper floors by previous owners.

What we wanted to create for this house extension and renovation project in Hammersmith was a single family dwelling and it was important that we considered in detail how the new homeowners’ requirements could be accommodated in a property that was had been set up to do something else altogether. Where alterations were required we made sure we carried out these alterations with respect to the fabric of the existing house.

And where we had to add space we made sure that any additions were designed with respect to the design language and character of the existing house. This was reflected in the choices we made about the setting of the extension, the materials used, and the detailing.

The existing house was not in a conservation area however it had grandness in its proportions and character. The new ground floor areas feel contemporary in how they connect to the rear and side areas of the garden however the new extension remains completely in-sync with the distinct character of this semi-detached house.

The planner’s perspective.

“How would the proposal affect the character of the area and would this be acceptable?

The proposed single storey rear infill and rear extension would infill part of the original house’s lower rear lightwell and have a depth of 3.05 metres, in line with the depth standard set by the Council’s Residential Extension Guidelines.

The proposal would largely replace the footprint area and L-shaped layout of the house’s existing poor quality, disjointed single storey side infill extension and single storey rear extension (with differing heights, design styles and materials), therefore not altering the form of the pair of houses but enhancing the design and appearance of the house’s rear elevation.

The proposed single storey rear infill and rear extension would not exceed the height of the house’s first floor rear windows. The proposal would have a subservient and well proportioned scale to the original house. The proposed glazed rear double doors and adjoining corner rear and side floor to ceiling windows would be acceptably designed. The proposed flat roof, rear and side parapet walls and roof light would be acceptable.

The proposed replacement of the house’s two storey rear outrigger existing side windows with glazed double side doors would be acceptable. The proposed materials would be acceptable and be secured by condition. The proposal would ensure the retention of a 78 square metre rear garden amenity space, which would be acceptable. The proposed single storey rear infill and rear extension would not be harmful to the character and appearance of the area. Recommendation: Approval.
