Design considerations and Hackney planning matters
The existing rear extension covered most of the existing garden area and was badly built with thin half-brick think uninsulated external walls. We proposed its demolition to reclaim garden area and its replacement with a small side / rear extension that did not project further than the original rear elevation plane of the property.
A set of new full height sliding folding doors would connect the internal spaces to the new rear garden area and a new flat rooflight was proposed as part of the new side / rear extension.
As part of the alterations we also obtained planning approval to add a full-width and full-height roof extension under Permitted Development; associated alterations included the addition of a new staircase from the first floor to the new loft level.
Our proposals were deemed to be in-keeping with the character of the host building and of the terrace as well. The extension did not affect the amenity of the adjacent properties and we did not propose to alter the access around the front of the building or the access to the property in general.
