From early advice to construction

Extensions, renovations and retrofit in East London
Many East London enquiries begin with a choice: how far should the home be extended, and how much could be achieved by reorganising what is already there? The answer depends on the property, its neighbours, the planning context and the household’s priorities.
For a Victorian or Edwardian terrace in Hackney, Newham or Waltham Forest, a rear or side-return extension may create a lighter kitchen and dining space and a stronger connection to the garden. In Redbridge, semi-detached and inter-war homes may offer different opportunities for rear, side or roof extensions. Period, listed and conservation-area homes in East London
East London includes Georgian, Victorian, Edwardian and inter-war homes, former industrial buildings, locally listed properties and extensive conservation areas. These buildings can often accommodate thoughtful change, but the design should respond to their character, construction and wider setting.
Planning considerations can include extension depth and height, roof form, materials, visible alterations and relationships with neighbouring properties. Listed status, conservation-area designation, an Article 4 Direction—which allows a council to remove specified permitted development rights—or an earlier planning condition may introduce additional requirements or restrict work that might otherwise be permitted development.

Aldgate, Tower Hamlets E1: maisonette extension and renovation
- Project: two-storey rear and side extension with internal alterations to the ground and lower-ground floors of a maisonette.
- Design objective: extend and reorganise the home while respecting the character of its late Victorian former-warehouse setting.
- GOAStudio’s approach: because the building was treated as a non-designated heritage asset—recognised for its local architectural interest despite not being listed—the design used Crittall-style doors and a restrained material approach responding to its industrial character.
- Outcome: GOAStudio developed the scheme and obtained planning approval.
Leytonstone, Waltham Forest E11: rear extension and internal alterations
- Project: single-storey rear extension and ground-floor alterations.
- Design objective: replace an existing rear projection and create a combined kitchen, dining and living space opening to the garden.
