Name and origin

The borough of Barnet contains plenty of Barnets — High Barnet, Chipping Barnet, Friern Barnet, New Barnet… All derive their names from the Anglo-Saxon word ‘bærnet’, which suggests the clearing of woodland by burning. It was first recorded as Barneto in 1070. [Londonist.com]

Site Description

This property is a locally listed building, part of a terrace of locally listed buildings, which lies within Area 5 of the Wood Street Conservation Area.

The terrace fronts Wood Street and is mainly hidden behind foliage, except for this
property, which is a corner property, stepped back from the rest of the terrace and visible from the main road, due to having no screening.

Each property has a gabled roof, with a gabled roof single storey rear wing, although the widths of each individual property differ along the terrace.

Proposal

This application proposed a part single, part two storey side extension and a single storey rear extension. The proposed side extension would have a width of 2.5 metres, a maximum height of 6.1 metres with a pitched roof leading to a flat roof, set down 1.4 metres from the main roof ridge. The side extension would have a depth of 11.6 metre at ground floor level, sitting flush with the front wall of the main dwelling.

The first floor element would have a depth of 7.4 metres, set back 0.8 metres from the front main wall of the main dwelling and sitting flush with the rear wall of the main dwelling. The proposed rear extension would extend the depth of the existing rear projection by 1.5 metres with a 0.5 metre roof overhang.

The rear extension would have the same height at eaves level and ridge level as the existing rear projection and would adjoin the common boundary that also contains a single storey rear projection.

Project background

On the ground floor there was a kitchen area that opened up to the irregularly shaped side and rear garden, there was a conservatory that had been added to the original property and there was a detached garage that faced the front of the property. On the first floor there are two bedrooms and a WC.

We proposed the addition of a two storey side extension to include building over the
existing single storey garage and replacing the existing glazed conservatory at the
rear with a new sunroom.

We also proposed to extend the existing single storey pitched roof at the rear
3m. and create a single storey rear extension that follows the line of the existing
roof line.

The proposal looked to add carefully considered contemporary elements to the Locally Listed property while at the same time we focussed on how best to work with the geometry and character of the host dwelling in a sensitive and appropriate way.

Glazing specifications

• Vertical glass fins / beams specifications – 4x10mm clear low iron toughened glass, laminated with PVB
• Floating double glazed glass roof specifications – 8mm external clear glass, 16mm argon filled cavity with warm edge spaces and black silicon, 6mm + 6mm clear toughened Low E glass internally.
• Full height minimal windows specifications – 6mm external toughened glass, 14mm argon filled cavity, 6mm clear Low E toughened glass externally.
• Supply, design and installation – IQ Glass – Modern architectural glazing
• Costs for similar and depending on the specifications of the glazing, the structural requirements and the overall floor area of the sun room – £50K – £70K.

The sunroom

The sunroom covers the corner of the property and it opens up to the rear and side garden areas with a set of ultra-slim sliding doors that allow the corner of the sunroom to be completely open with no column at the corner.

This allows the living areas to physically open to the garden on two sides while at the same the sunroom allows the living areas to still feel outdoors when the doors are shut.

The sunroom is situated right in the middle of the garden, amongst mature trees, that create the impression you are sitting in the middle of a forested area whether it is daytime or night-time too.
