Kitchen extension Highgate.

Rear kitchen extension, house renovation, and addition of a garden gym to a single family dwelling home in the Highgate Conservation Area.

“George helped us design and obtain planning permission for our Highgate home extension, a garden room and also with some interior remodeling.

He was extremely professional, very responsive and gave us very good advice around how to design and build the extension and also his knowledge of the planning system was invaluable in not only obtaining planning permissions but also dealing with the planners subsequently as we had some issues with our neighbours (for which George went above and beyond the call of duty).

As an architect, George is technically very strong with a particular emphasis on how the building will serve its inhabitants, maximizing light and space and also has extremely strong design and aesthetic skills.

He works very collaboratively, has very good communication skills and we found him a joy to work with. We would highly recommend George for any architectural project.”

Site and Surroundings

The property is a two-storey mid terrace building in use as a dwelling house. The ground level rises towards the rear of the site, which is also greater than that of adjoining ground.

There is a difference in ground levels with the patio area being approximately 0.5m lower.

A large tree is close to the subject site’s southeastern corner boundary. The subject site is within the Highgate Conservation Area.

Proposed development

The planning application aimed to obtain planning permission for a single storey rear extension and the addition of a garden outbuilding in the rear garden.

The roof of the rear extension had a maximum height of 3.4m, falling to 2.50m on the adjoining boundary with the house next door (though due to differences in ground levels it will have a height of 3.0m above the adjoining ground level) and would support a green roof, with walls to be white brick.

A nursery and pre-prep school laid along the share boundary.

Planning matters

We had to overcome a number objections from the local conservation area committee and from neighbours as well.

We prepared revisions and developed the design in response to the initial objections until the planners and the conservation officer were satisfied.

Selected extracts from the planning officer report:

“The proposed rear extension will be at the rear of the host building and at ground level.
While it will be finished in white brick, this is not considered to result in harm to the area, noting the original rear ground floor is white, as is its neighbour and other non-brick single storey structures in the vicinity of the site.

The chamfered roof edge and parapet intersecting outrigger above are points that have been considered, with their purpose understood to reduce impact on neighbouring amenity
by reducing height on the boundary, and by providing sufficient depth to provide a green roof on the roof of the rear extension.

While the resulting design is different to standard clean edged fat roofed rear extension, the design is not considered to be of such a scale or to harm the character and appearance of the Conservation Area. A contemporary addition can complement a period property, with this an acceptable approach to extending a house even in a conservation area.

Overall, the extension here is considered acceptable in design and spatial terms, being subservient to the original house and having minimal impact on he character and appearance of the conservation area, as such leaving it preserved.

The pitched roof glazing is noted on the chamfered roof form, and potential light pollution from this has been noted in objections to the proposal. While it is acknowledged that the presence of the rooflights may lead to some light spillage, this is not viewed to be significant in planning terms, in particular taking into account the urban nature of this site as well as the fact that light fittings within such a space will typically be directed downwards.

The ground floor rear extension is therefore considered to be of a size or scale that would not result in unacceptable dominance, sense of enclosure, or harm amenity in terms of overlooking.

Conclusion: The proposal is considered acceptable in terms of design, heritage and neighbouring amenity and complies with relevant planning policies and guidance.”

Designing homes around the way you live. A note from the architect.

All’s well that ends well they say. This is true for every project.

he initial email mentioned that the clients lived abroad at the time, that they are thinking of having some refurbishment / renovation works to the home when they were back, and hey, here is a list of things we are thinking of doing to it.

This was two years before the works were completed and that first email also included an annotated plan with scribbled notes and arrows pointing to the different parts of the floor plan that needed changes.

Why it took us so long? Well, the planners, mostly, had something to do with it. The neighbours too. In part. At times.

Then again this meant that the design benefited from the homeowners’ determined and thoughtful input during every step of the way and that we had time to properly think things through.

Looking back, I remember our early discussions about how best to organise the new spaces and how to connect them to the old parts of the house.

We struggled and found ways to retain its original character, to make sense of what we were to add to a property with a proud character all of its own, we looked to find ways to frame tree views and to bring light in deep in the floor plan.

This is what drove the project during the early stages.

Eventually we landed on an outline design that aimed to create two distinct “wings”, each with this own subtly varied character, that grew out of the historic proportions of the property, but that evolved to include glazing, a cream brickwork that reflected light, a step in the plan that helped to embrace the interiors, and vegetation on the roof to help with blending in with the Highgate hilly rear garden.

The interior designer added rich layers to this outline plan, the contractor added precise execution and more ideas that grew organically from close collaboration with the homeowners.

And the result is more than the sum of its parts.

I love how the light intensity changes on a sunny day. The vibrant direct yellow sunlight towards the garden. The cool bluish northern light in the seating area. The parts of the ground floor that remain cosy and dark and quiet.

This is not a uniform space. This is not an airport terminal roof that spans over functions and activities. It is a home and we set out to create a collection of spaces designed around the way the homeowners live.

And it is the light levels, through their blue or yellow tones, that help to break up this larger area into domestic little hamlets with their own identity, function and character.

But my favourite view, like a compass to guide through a journey, is of that mature treetop at the back of the garden.

As you look up and your eye is drawn to it you know that everything came together how it was supposed to.

Design and Heritage matters

GOAStudio architects Kitchen extension Highgate Conservation Area N6 House renovation and contemporary design Internal view scaled Haringey architects | Kitchen extension Highgate N6

On the ground floor we added a single storey extension that partially lined up with the existing rear wall of the house and partially stepped back from this line to minimise the impact of the extension along the boundary with the house next door.

The roof profile includes a pitched roof along the shared boundary and a flat green roof for the rest of the proposed extension.

The middle section of the proposed extension includes a long glazed roof section that lets natural light deep into the floor plan and frames the view of the mature trees at the back of the raised garden.

The overall composition of the proposed extension is in response to how the volumes of the existing houses steps forward and backwards along the rear elevation and we looked to respond to the expression of these volumes and how they are an integral feature of the host property and of the rest of the terrace.

With reference to “Highgate Conservation Area – Character Appraisal and Management Plan, December 2013”, the proposed extension and alterations aimed to bring this property up to date with similar properties across the Conservation Area and to create an improved family space for this single family dwelling.

The single storey extension matched the scale, proportions, materials, design and style to similar extensions and projection across the Conservation Area and it is a contemporary interpretation and sympathetic to the late Victorian and Arts and Crafts language of the adjacent properties.

These alterations and extensions made a positive contribution to the Highgate Conservation Area in terms of appearance, sustainability, materials, style, continuity and rhythm.

Barnet architects | House extension green renovation

Barnet architects | House extension green renovation.

Sustainable design and renovation of a single storey bungalow dwelling. Rear extension, external and internal alterations to a detached single family bungalow dwelling at Arnos Grove, Barnet N11.

AREA AND CONTEXT.

Single storey detached bungalow property located within a residential street mainly compromising of semi-detached and detached dwellings houses.
The site is not located within a Conservation Area and the host property is not a Listed Building.

DESIGN MATTERS.

As part of our proposals for this bungalow house extension and green renovation we looked to remove parts of the property that were later additions to this bungalow, to work with the original building, and extend it in a way that created separate volumes to blend with the surrounding garden areas and well-defined internal spaces that open to the garden.

At the rear we proposed to extend the existing low rear volume at the same height and proportions further into the garden. At the other side of the property we proposed to retain a generous landscaped terrace to the master bedroom and add a single pitched roof extension that follows the line of the existing main roof of the host building and sits lower than the existing main roof volume in a sub-ordinate way.

It is a combination of traditional and contemporary roof typologies that retain a dialogue and common pitch angles, proportions and geometry. There is a chimney proposed at the interface of these two roof profiles.

A floating decked area, that steps away from the boundary, connects the front and rear of the property and a decked terrace at the rear steps down to the garden level.

This floating side decked area follows the line of the existing side passage on one side. On the other side (facing a private road) we proposed the demolition of the later-added building volume to create access from front-to-back of the property through this floating decked area.

At the front of the property we proposed the removal of the existing column + porch structure and replacing it with an aluminium framed + polycarbonate roofing canopy. A retractable pergola is proposed for the rear of the property.

Our proposals were in-keeping with the character of the host building and of the terrace as well while at the same time they create a considered architectural composition that adds contemporary elements to the original fabric of the host building.

The extension does not affect the amenity of the adjacent properties and we did not alter the access around the front of the building or the access to the property in general.

Architectural services: For this house extension and renovation project in Hammersmith we provided the following services. Initial home consultation and architect advice, measured survey and production of a set of drawings as existing, planning stage design and obtaining planning approval, preparation of technical Building Regulations stage information and obtaining Building Regulations approval, support during the construction stage.

This project sits within the wider context of our work as Barnet residential architects, helping homeowners judge what is likely to work before committing to a design direction.

HOUSE EXTENSION AND GREEN RENOVATION – SUSTAINABILITY MATTERS.

  • Complete re-wiring and re-plumbing throughout
  • External timber cladding
  • External wall insulation added in stages
  • Rainwater harvesting system
  • New green roof
  • Roof replacement and new insultation at ceiling level
  • New Air source Heat pump
  • New high performance aluminium glazing
  • New Mechanical ventilation with heat recovery system

If you live in a traditional home see how we can help you upgrade your older London home properly for comfort and performance.

PLANNING MATTERS.

“The proposed single storey rear extension would have a maximum depth of 4m from the original rear wall of the dwelling and would therefore comply with the above-mentioned guidance.

Single storey rear extension with heights over 4m is a reoccurring theme of properties along this stretch due to the sloping of the land, single storey rear extensions are a predominant character within the street. The amended size in depth proposed at the host property would appear subordinate to the existing property.

The amended roof element which is connected to the main house. It is considered that the proposal would not result in detrimental harm to the character and appearance of the host property and surrounding area.

The partial finishes will match the exiting, The other partial finish is proposed to be charred timber vertical cladding do not exist within the immediate vicinity of the application site, however the site is not within a conservation area.

Aesthetically, it is the officers option that there colours will not cause any adverse impacts to the area, thus the proposed materials are considered to be minor in the context of the overall scheme.

The details of the materials that have been provided are considered to be acceptable and will ensure a satisfactory appearance to the development.
Conclusion

Having taken all material considerations into account, it is considered that subject to compliance with the attached conditions, the proposed development would have an acceptable impact on the character and appearance of the application site, the street scene and the locality.

The development is not considered to have an adverse impact on the amenities of neighbouring occupiers. This application is therefore recommended for approval.”

Bits and pieces

  • Location – Arnos Grove, Barnet, N11
  • Currently – Completed in Spring 2024.
  • Barnet architectural and planning services – GOAStudio architects

The architect’s perspective.

This was a tough nut to crack. We didn’t leave a stone unturned.

• Pitched roofs. Flat roofs. Combinations of roof shapes and profiles.
• Asymmetrical roofs and symmetrical roofs.
• Courtyard layouts.
• Stepped level layouts.
• Glazed links and double height internal spaces.
• Reception areas around duel aspect fireplaces.
• Corner hanging fireplaces and high level glazing.
• Zinc. Timber. Terrazzo. Polished concrete.
• Side living wall green screens for privacy. Internal raised seating areas.
• Internal balconies and internal openable partitions.
• Suspended off the ground timber post + decking footpaths with chain balustrades.

Most of the above did not make the cut and by the time we had obtained the final planning approval (for Option 15.2) the proposals included a gentle extension of the existing pitched roof (same height, pitch and materials) and a reworking and enlargement of the existing flat roof volume and a generous reorganisation of the new and old internal spaces.

In fact, we managed to obtain approval for a much larger addition than one would expect to get approval for according to the current planning policy.

We successfully made the argument that our proposals were in-keeping with the character of the original bungalow while there was no impact to the neighbours and to the adjacent properties.

One of the skills you need to have as an architect is an ability to “read a room”, so to speak.

You need to be able to understand the existing dwelling in its context and you need to really understand the relevant planning policy and how planners tend to apply it.

With this information in hand you are able to be creative and design something that fits its actual and planning context, and design something that maximises potential.

When you do this correctly then you can maximise how much space you add to a property and you are able to create something unique too for the house and for the homeowners.

Sustainability was at the heart of everything we did, from Option 01 to Option 15.2, for this house extension and green renovation project.
We wanted to reuse the existing bungalow house as much as possible and this was an instant win.

The existing fabric was dated and it needed repair, insulation had to be added to existing walls and ceilings, all the windows and glazing replaced, rewiring, replumbing, replastering, re-everything basically. It was important that we got the basics right before we went too far with this green renovation project.

The homeowners were interested in air source heat pumps and mechanical ventilation with heat recovery. During the design development stage we considered various internal and external materials.

Some of the decisions were left until after we received cost estimates from builders and the homeowners went out of their way to ensure they included everything that could fit in their budget, sometimes above their budget when they fell in love with something important to them.

The project reflects the homeowners to a very large degree if I am honest. It reflects their priorities, likes, lifestyle choices and what is important to them. As an architect your job is to “do design” apparently, and yes you do a lot of that as an architect.

But as an architect you also focus on discovery and facilitation.

Discovering what is important to the Client, and facilitating its realisation through means of design, through pushing and pulling to test ideas, through using hard design and project management skills, principles and experience to achieve what the Client wants.

This is very true for every single project. At the same time, I think this is even more true for this project. The homeowners. Everything goes back to the beginning (credit: The Bridge.)

Name and origin

The borough of Barnet contains plenty of Barnets — High Barnet, Chipping Barnet, Friern Barnet, New Barnet… All derive their names from the Anglo-Saxon word ‘bærnet’, which suggests the clearing of woodland by burning. It was first recorded as Barneto in 1070. [Londonist.com]

Site Description

This property is a locally listed building, part of a terrace of locally listed buildings, which lies within Area 5 of the Wood Street Conservation Area.

The terrace fronts Wood Street and is mainly hidden behind foliage, except for this
property, which is a corner property, stepped back from the rest of the terrace and visible from the main road, due to having no screening.

Each property has a gabled roof, with a gabled roof single storey rear wing, although the widths of each individual property differ along the terrace.

Proposal

This application proposed a part single, part two storey side extension and a single storey rear extension. The proposed side extension would have a width of 2.5 metres, a maximum height of 6.1 metres with a pitched roof leading to a flat roof, set down 1.4 metres from the main roof ridge. The side extension would have a depth of 11.6 metre at ground floor level, sitting flush with the front wall of the main dwelling.

The first floor element would have a depth of 7.4 metres, set back 0.8 metres from the front main wall of the main dwelling and sitting flush with the rear wall of the main dwelling. The proposed rear extension would extend the depth of the existing rear projection by 1.5 metres with a 0.5 metre roof overhang.

The rear extension would have the same height at eaves level and ridge level as the existing rear projection and would adjoin the common boundary that also contains a single storey rear projection.

Project background

On the ground floor there was a kitchen area that opened up to the irregularly shaped side and rear garden, there was a conservatory that had been added to the original property and there was a detached garage that faced the front of the property. On the first floor there are two bedrooms and a WC.

We proposed the addition of a two storey side extension to include building over the
existing single storey garage and replacing the existing glazed conservatory at the
rear with a new sunroom.

We also proposed to extend the existing single storey pitched roof at the rear
3m. and create a single storey rear extension that follows the line of the existing
roof line.

The proposal looked to add carefully considered contemporary elements to the Locally Listed property while at the same time we focussed on how best to work with the geometry and character of the host dwelling in a sensitive and appropriate way.

Locally listed properties do not follow exactly the same consent process as nationally listed buildings. Our guide to period-home renovation in London explains the distinction and the wider design and construction issues.

Glazing specifications

• Vertical glass fins / beams specifications – 4x10mm clear low iron toughened glass, laminated with PVB
• Floating double glazed glass roof specifications – 8mm external clear glass, 16mm argon filled cavity with warm edge spaces and black silicon, 6mm + 6mm clear toughened Low E glass internally.
• Full height minimal windows specifications – 6mm external toughened glass, 14mm argon filled cavity, 6mm clear Low E toughened glass externally.
• Supply, design and installation – IQ Glass – Modern architectural glazing
• Costs for similar and depending on the specifications of the glazing, the structural requirements and the overall floor area of the sun room – £50K – £70K.

The sunroom

The sunroom covers the corner of the property and it opens up to the rear and side garden areas with a set of ultra-slim sliding doors that allow the corner of the sunroom to be completely open with no column at the corner.

This allows the living areas to physically open to the garden on two sides while at the same the sunroom allows the living areas to still feel outdoors when the doors are shut.

The sunroom is situated right in the middle of the garden, amongst mature trees, that create the impression you are sitting in the middle of a forested area whether it is daytime or night-time too.
