Rear storey extension, garage conversion and internal alterations to a single family dwelling

Project summary

Single storey rear kitchen extension that mirrored the adjacent existing extension along the boundary line. We aimed to create an enlarged kitchen, dining and living area that opened up to the rear garden through full height aluminium framed double glazed sliding folding doors, corner glazing, and additional rooflight glazing to bring natural light deeper in the kitchen and dining spaces. As part of our proposals we also converted the existing garage to create a new guest bedroom. Refurbishment and internal first floor alterations.

Design matters

70s retro + contemporary feel, fresh, clean, light and in dialogue with the character of the existing property in terms of scale, materials and textures. Rear extension that opens up to the rear garden in a non-linear way and in a way that allows the landscaping to become part of the internal kitchen and dining areas.
Flooring: Coloured rubber flooring. Key advantages – cost effective, warm and soft underfoot, long-lasting, easy to clean as it does not require special cleaning, also consider this type of flooring if you are an allergy sufferer, since it is very hygienic.

Budget and project costs

In the region of £100K to include construction and design, approval costs. At the moment costs are much higher due to shortages of labour and materials still. For a project of this type you should typically be budgeting the following as minimum to include supply and installation of standard glazing, standard white electrical fittings. Extensions (approx): £2,500 per sqm. Loft conversion (approx): £1,750 per sqm. Refurbishments (approx): £700 per sqm. Paving (includes supply of sub base and concrete slab, prep works and installation of client supplied pavers) approx : £115 per sqm.
