Addition of a single storey rear extension, of a full width and full height roof extension to create a new loft bedroom area, and internal alterations to a single family dwelling.

Design considerations and Newham planning matters

For this project we decided to take full advantage of the allowances under the current Permitted Development Rights for both the ground and roof extension.

For the ground floor extension we came up with a proposal with two separate profiles, one single pitch roof over the kitchen + informal seating area, and one flat roof to create a cosier space for the adjacent dining area.

Typically Permitted Development applications result in pretty basic schemes due to the inherited limitation of the legislation that aims to allow more space for extensions in the expense of design freedom. 

In this case we wanted to avoid this and while we remained within the parameters of the planning legislation we came up with a proposal that creates more intimate and defined internal spaces.

For the roof extension we went for a full width and full height extension to accommodate a master bedroom area, an en-suite and an extended seating + dressing area space adjacently to the full width glazing along the rear elevation.
