Single storey side addition to a two storey dwelling to create an enlarged kitchen, dining and living area that opens up to the rear garden.
Design considerations and Lambeth planning assessment matters
The existing property has the living accommodation on the ground floor and the upper floors mainly consist of bedrooms; the existing kitchen open up at the rear to the rear part of the garden with the side / rear part of the garden left under-utilised.
We proposed the addition of a single storey side / rear extension along the side part of the garden to create an enlarged kitchen and dining area on the ground floor. We have retained the height of the extension at the boundary as low as possible and we proposed glass-box assemblies at the roof so to allow western, evening sun to reach unobstructed the glazed door of the adjacent property and minimise the effect to the amenity of the adjacent property.
At the rear the proposed extension follows the line of the existing lean-to structure and matches its height, scale and form; the overall roof-line of the proposed extension is a direct response of trying to establish a positive relationship with the existing lean to roof and address any potential amenity issues to the adjacent properties.
The design approach and selection of forms and materials is of contemporary nature and we believe that the proposed changes complimented the character of the existing house, did not impact on the amenities of the adjacent properties and created an improved living family accommodation for the applicants and any future occupiers.
STREATHAM LAMBETH SW16 SIDE EXTENSION – LAMBETH RELEVANT POLICIES AND PLANNING CONSIDERATIONS
It is noted that the host property is not a designated heritage asset and therefore some of the above requirements are not applicable. Further advice is given between paragraph 3.7 and 3.9 of the Council’s adopted SPD. It is advised that wrap-around extensions (combined infill and end) are potentially acceptable on properties that are not designated as heritage assets, so long as subordination can be achieved and there is no harm to amenity.
The proposed extension would when combined with the existing single-storey addition, wrap-around the original three-storey rear return. The proposed glazing on the rear wall and proposed rooflights would ensure that it would be lightweight in appearance. The sloped roof to the rear ensures that the proposed extension aligns with the single storey element at 26 Brancaster Road and would reduce the visual impact of the extension. It is considered that the proposed extension would be a subordinate addition and as such is acceptable in design terms.
Whilst it is noted that the applicant is changing the existing framing from painted timber to painted aluminium, this is considered acceptable as the extension will have modern features and it is noted that the application site is not located within a Conservation Area, nor is the building a heritage asset.
CONCLUSION – Upon full assessment of the submitted material supporting the application, it is considered that the objectives of relevant policies of the Council’s Local Plan (2015) have been met.
