Addition of a single storey rear extension, of an infill side extension, and internal alterations to a single family dwelling located within an Archaeological Priority Area.
Design considerations and Newham planning assessment matters
The application seeks planning permission for the construction a rear and side infill extensions.
The proposed infill extension would extend 3.065m along the side return of the property and spans the full width of the side return. The rear element of the extension seeks to extend the rear outrigger of the property by 3m in depth. Both elements of the proposal would comprise flat roof formations with parapets measuring a height of 3m. The proposed development is considered acceptable in regards to its design and massing, noting that rear extensions are a common feature along the terrace. Further, it is considered that the modest depth of 3m respects the proportions of the original property.
The Agent has confirmed that the proposed extension would be finished in brick to match the main dwelling, allowing the development to assimilate well with the host property. The windows and doors are to be either timber, UPVC or aluminium frames. Officers consider that either of these choices would achieve a satisfactory quality of design.
Noting the above, the proposed development is considered acceptable in regards to its design, massing and materials.
The proposed extension would not give rise to any increased overlooking to any surrounding properties. This is noting that it is single storey, and that all windows and doors are orientated towards the rear garden of the application site.
The proposed extension would facilitate an enlarged and reconfigured kitchen/ dining space for the occupants of this family dwellinghouse. Officers are satisfied that the development has been designed to achieve generous outlook, lighting and ventilation throughout, through the inclusion of large skylights, windows and a door.
Officers acknowledge that the application site is located within an Archaeological Priority Area. However, noting the nature of the proposal, officers do not consider the proposal to have significant effect on heritage assets of archaeological interest.
