Project description | Single storey rear extension and internal alterations to a garden flat to create a kitchen, living and dining area that opens up to the rear garden
Design and planning
The flat occupies the ground floor level of a previously converted three storey house and the entrance to the flat is currently at the rear/side and through the rear/side garden. We propose to move the main entrance to the side elevation of the flat in order to improve the internal circulation and bring a better balance to the layout; we also propose to extend the flat at the rear/side in order to create a more functional living space that relates to and opens up to the rear/side garden area.
The proposed materials are matching to the existing and the overall scale of the extension has been considered so it minimises the impact it has visually when seen from the public road.
We believe that the proposed changes will compliment the character of the existing property, do not impact on the amenities of the adjacent properties and create a modern flat of a contemporary design which maximises the existing use of space both internally and externally.
We propose to alter the access to the flat from the rear as it currently stands to the side and to a position that both improves the circulation within the flat and matches the character of the side elevation externally.
Initial home consultation, measured survey and production of existing set of drawings, planning stage design and submission, obtaining planning approval, preparation of technical Building Regulations stage information, obtaining Building Regulations approval, preparation of tendering information for builders to price.
