Leyton Waltham Forest E11 New build housing development
Project description | Feasibility study to develop vacant land into a small number of residential units.
Design and planning
To the south the triangular site is adjacent to a […] School building with a three bungalow development to the west along the rear of the site. To the north east it borders to No.24 (the house has been split into two flats); the entrance to the site is along a narrow passage that is hardly visible from the Road at the front of the site.
Our proposals step back in plan from the entrance of the site and they aim to respond to the volumetric geometry of the adjacent terrace houses, School building and bungalows to the west of the site.
We have provided as much external space as it has been possible within the site limitations and after considering the potential privacy and overlooking issues for this tightly defined urban site in the context of the type of accommodation we are proposing. The development is located next to open public park areas.
We believe our proposals meet the standards described in tables 8.1 and 8.2 of the planning policy and the relevant standards set by the London Plan in regards to the provision of internal rooms and accommodation.
Architectural services
Initial consultation, measured survey and production of existing set of drawings, planning stage design and submission to receive pre-application planning advice and meetings with the duty planners.
