Demolition of existing single storey rear extension, addition of a rear / side single storey extension, and internal alterations to a single family dwelling
Design considerations and the Hackney planning assessment
The site contains a mid-terrace two storey building. The building is in use as a single dwellinghouse. The surrounding uses are predominantly residential, with a school to the north. The site is not located in a conservation area and does not contain a locally or statutorily listed building.
The principle of altering and extending existing housing stock is supported by local and regional planning policy. In light of this, the proposed development is considered to be acceptable in principle, subject to assessment of other material planning considerations.
Given the scale of the proposed development and appropriate position of the additions it is considered that the proposed development would not result in an unacceptable detrimental impact upon neighbouring occupiers in terms of provision of daylight/outlook, sense of enclosure or overbearing impact, particularly given the the depth of the side extension measuring approx. 2.1m. The proposed windows are considered to be in positions which would not result in levels of overlooking significantly over and above that afforded from existing windows in the property. On this basis it is considered that the proposed development is acceptable in amenity terms.
Conclusions:
The proposed development would be of size, design and materials which would respect the character and appearance of the subject property and would preserve the character and appearance of the surrounding area and would not have an unacceptable detrimental impact on amenity.
