Addition of a single storey rear extension and full renovation of a single family dwelling

The subject site contains a two-storey red brick attached dwellinghouse. The site is not located in a conservation area but is adjacent to the Victoria Park Conservation Area which lies to the west.
The proposed extension would extend to the rear by 3 metres and cover the full width of the site. It would be single storey with a maximum height of 3 metres andcover a total floor area of 22.83 square metres.
Given the low scale nature of the extension, this will ensure it would be subservient to the existing building. The extension would not dominate or detract the character of the building and the wider area.
The materials would be constructed of brickwork, with sliding glazed doors at the rear. A condition will be included to for the materials to match the existing dwelling to ensure the extension would complement well with the existing building.
The Victoria Park Conservation Area is located to the west of the site, where extension would not be visible from and thus would not impact the wider conservation area.
The extension would be constructed on either side of the boundaries. It would adjoin with the northern boundary wall and would not extend beyond the rear building line of the northern adjoining property. This would ensure there would be minimal daylight, sunlight and overshadowing impacts.
To the south of the site lies a residential property with a rear facing window and glazed door. The extension may contribute to some daylight impacts to the glazed door. However, given the orientation of the neighbouring property, being to the south of the subject site, the impacts would be minimal. Additionally, this neighbouring property would continue to have unobstructed access to daylight to the south and east.
Conclusion – Given the above, the proposal complies with the relevant policies and is recommended for approval.
