Proposed double storey extension and a external terrace area at the rear. Proposed a new window at the side elevation.
The proposal relates to the ground and lower ground floors of a late Victorian warehouse. The building is not listed nor within a conservation area but is considered to be a non-designated heritage asset.
The host building is an attractive former warehouse and is well preserved. However, the building is neither statutory listed nor within conservation area and the proposal will not be visible from the street. Although the amendment would result in the loss of an existing window opening on the rear façade, the replacement door is considered to be appropriate in its form and materiality. Crittal style doors have been selected that mirror the existing industrial aesthetic of the host building. Furthermore, the window to be removed will be relocated and inserted on the side elevation of the new extension. The amendment is considered to be acceptable as it would not seriously compromise the architectural merits of the building, especially considering this wholly private view.
Overall, it is not considered that the proposal would protect the amenity of neighbouring buildings and would not result in an unacceptable level of overshadowing to private outdoor space. It is therefore considered that the proposal would be in accordance with policy D.DH8 of the Tower Hamlets Local Plan 2031 (2020).
