Interior styling: How to Use Home Staging to Market Your Property and Increase its Value

“House staging is a creative art — done correctly, it allows prospective buyers to form an emotional attachment to a property which influences their decision to buy.”

Proven Partners – Advisory and Real Estate Marketing Services

 Interior styling

Home staging and interior styling is the art of presenting a home in its best possible light through careful design considerations that present buyers with the perception of a move-in ready home. Done correctly, it can significantly impact the saleability and value of a property.

If you are a developer seeking to optimize your properties for market, or if you are a homeowner who looks to sell your home in the near future, mastering the techniques of house staging is essential in attracting potential buyers and increasing the value of your existing and future developments.

To demostrate this we have asked global experts Proven Partners to give us tips and interior styling advice on how you can make your home sale-ready and how to add these little touches that make all the difference.

Home Staging and Interior Styling Tips

Styling homes for the market is an effective way to appeal to a wider audience of buyers. Often, it is difficult for prospective buyers to imagine themselves living in a new space with their own personal belongings and lifestyle. To that end your job through home staging is to visually present them with options of how each area of the property can best be utilized and become their very own.

Create a blank canvas

It’s essential to create a blank canvas when developing your property. Avoid excess furniture and anything that might distract potential buyers from seeing the property’s true potential, including limiting clutter on surface spaces. A design choice that follows clean, neutral interiors will allow buyers to imagine their own belongings in the space.

Improve curb appeal

Before a prospective buyer even sees the inside of a property, they’ll judge it from the exterior. Ensure this aspect of the property doesn’t slip down the priorities list as you create your show home. Also, ensure the landscaping throughout the entryway is eye-catching and impressive, consider the design of the front door and entry spaces, examine the driveway and surrounding hardscaping.

Refresh interiors

Challenge your design team to integrate interior design color schemes and design concepts that really bring your property staging to life. Even thoughtful paint choices can transform a space from dull and tired to fresh and inviting. Soft and light colors are recommended, as well as a statement wall that can add depth and show buyers the potential of their new home. Remember, areas should be dressed up and look immaculate — set the dining room table for dinner or set up an alfresco outdoor seating area, with a bottle of wine in an ice bucket.

Take some staging tips from Fortis Property Group who staged six townhouses in Brooklyn, New York, with a range of luxury furniture. The unique townhouses used lots of concrete and exposed brick walls, so it was really important to stage the home so that prospective buyers could visualize their own personal items in the space.

Home Staging and Interior Styling Tips for Different Rooms

House staging is a creative art — done correctly, it allows prospective buyers to form an emotional attachment to a property which influences their decision to buy. It’s important to consider the various areas of the property to stage them appropriately for viewings.

Kitchen

Interior styling Finchley Road Camden NW6 Residential house extension and refurbishment by GOAStudio architects – Kitchen and dinning area interior styling ideas

The kitchen is seen by many prospective buyers as the heart of the home, so it’s important to ensure this space is well-staged. With this in mind, it’s best to create a minimalist space that is clean and decluttered, avoiding adding any appliances such as toasters and coffee machines. A clean and spacious-looking kitchen is the key to appealing to prospective buyers.

If you’re a developer wondering how to best stage your homes, you may look at how to refresh the kitchen flooring. Or if you are a homeowner looking to add an extension to your home you may look at GOAStudio’s Kitchen extensions London architect guide.

Living room

Another hub of the home is the living room, which needs to be inviting. When staging this area, open up the space by avoiding the addition of unnecessary furniture and striking the perfect balance between too much and too little. To this end brief your design team on creating a unique rooms layout and color scheme to create the desired atmosphere you wish your property to convey.

Bedroom

Interior styling Finchley Road Camden NW6 Residential house extension and refurbishment by GOAStudio architects – Master bedroom area interior styling ideas

When staging the bedroom of a show home property, ensure you make it as inviting as possible. Consider adding blankets and pillows to bolster the space. Also, remember to declutter any wardrobes and shelves and avoid adding any objects that could be interpreted as personal items. Specifically, you want to instil prospective buyers with a feeling of comfort, so that they can imagine themselves living there.

Bathroom

Interior styling Roof extension Chiswick Hounslow W4 by GOAStudio architects – Bathroom interior styling ideas

When staging the bathroom, cleanliness is first and foremost the most important factor — for this reason you should always ensure that a pristine bathroom compliments the overall design. Toilets and sinks should be presented immaculately, and glass showers and mirrors should be streak-free. Think minimal when it comes to the bathroom’s interiors and keep in mind that “less is more”.

Hiring A Property Staging Expert

If you don’t know where to begin with house staging or you need some guidance you may consider contacting some home staging experts. They will incorporate current trends into the property’s style and decor and make your home as attractive as possible to prospective buyers.

For developers with a large portfolio of homes within various locations, a property staging specialist will be able to take this task off your hands, allowing your properties to resonate and appeal to the highest number of buyers through well careful design considerations that tap into the psychology of what exactly influences a prospective buyer to turn into a customer.

Key Takeaways

Home staging is a powerful marketing tool that can significantly impact the sale of your property. By presenting your properties in the best possible light, you can attract more buyers, sell faster, and potentially achieve a higher selling price. Remember, staging a house for sale is about creating a welcoming and captivating environment that allows buyers to envision themselves living there. By following these home staging tips, you’ll be well on your way to successful and rewarding property sales for any existing or upcoming developments.

Architectural plans

Architectural plans

Architectural plans and professional guidance for your home project

You will need to prepare architectural plans for your home project.

They are often called “architect plans” however they do not need to be prepared by chartered architects (ARB / RIBA) as such.

While it is true that you can appoint a number of other professionals to prepare architectural plans or “architect plans” there will be instances when an architect is the professional with the right type of skills, knowledge and experience for your home project.

Below we have put together information and guidance about what architectural plans are and what are not, what is typically included in architect plans, and even if you can draw up your own architects plans.

 Interior styling

What are architectural plans or architect plans?

 Interior styling

Architectural plans are illustrations prepared with the intention to communicate a certain type of information to others.

For example, you might want to communicate your design requirements to a builder, or to the planning officer, or to the Building Regulations Inspector, or even to the neighbours who might be interested in how you wish to extend your home.

The term “architectural plans” or “architect plans” tends to be an umbrella term.

“Plans” is a short form reference to “Floor plans” however commonly the term also includes a number of other drawings as well. Similarly to “floor plans” that show how the layout will look if seen from above, you also have “elevations” that show how the property looks as seen from the street level or when you stand at the back of your garden. And you also have “sections” that are illustrations that cut through the property to show the floor levels and the outline of the roofline.

Often enough architectural plans include 3D illustrations and even animations (i.e. walk-throughs). In this case the architectural designer will “build” a 3D model and then set up a camera to fly-through this 3D model to give you a virtual reality experience of the new space before it gets built.

Architects plans can also communicate technical, regulatory, and legal information depending on what the requirements are in each case and depending on how you intend to use them.

The key thing to remember is that architectural plans are prepared for a specific purpose and they will include or exclude information as necessary for this reason.

Do I need an architect to draw plans UK?

 Interior styling

You do not necessarily need an architect to draw plans in UK.

There is no protection of function in the UK, which means that you do not need to be an architect to prepare architectural plans.

However there might be reasons why you might want to appoint an architect for your home project. Even if you appoint an architect you need to make sure they have relevant skills and experience of similar projects.

The requirements of your project, its complexity, and what knowledge you expect from your designer, are all factors that will drive your decision on who to appoint.

Architectural technologists (see CIAT) are also able to prepare architectural plans of high quality and detail. Architectural technicians of various levels of experience might also be able to prepare drawings and details for simpler projects. Interior designers (see BIID) are experts in detailed design when it comes to interiors, fabrics, fittings and finishes.

If your project includes structural alterations then you will also need plans and information prepared by a structural engineer. These are not called “architects plans” and you will typically need to call them as “structural plans” or “engineer’s plans”.

What is included in an architect plan?

 Interior styling

An architect plan can include any type of layouts, details and specifications required and there is no set type of information included in an architect plan.

In fact if you appoint an architect you will see that they prepare a number of architectural plans and illustrations during the various project stages and for each of the approvals you will need to obtain for your home project.

Design / planning stage plans – Drawings for this stage are likely to include sketch design plans, design development plans, and final planning stage plans that will be submitted to the Council for planning approval.

Building Regulations stage plans – Typically these are technical plans, prepared in co-ordination with the engineer’s structural plans, and they aim to demonstrate compliance with the current Building Regulations. These are drawings technical in nature and they need to be prepared by qualified professionals who are able to translate your design requirements to details and construction methods that are buildable, safe and compliant.

Tendering stage plans – Design development is a constant process of refinement of the initial sketch proposals you will prepare with your architectural designer. Tendering stage plans “zoom in” further into the finishes, fittings, products, and furniture choices you need to make for your project. And they aim to demonstrate to the building contractors the finer details of your requirements. This allows the building contractor to accurately review your design requirements and price them accordingly.

 Interior styling

Can I do my own drawings for planning permission?

 Interior styling

I have seen it happen successfully and you might be able to do your own drawings for a planning permission.

For the simplest of projects you will need to prepare a set of plans as existing to include relevant floor plans, elevations and sections to illustrate your property. These plans as existing need to be prepared to a given scale and they need to include sufficient detail for the purposes of your home project.

Afterwards you will need to prepare a set of plans as proposed. These plans will show to the Council what you propose to do with your property. Also, they need to include relevant information on dimensions, on materials, and relationships to boundaries.

Your Council will have a list of validations requirements, this is similar to the validation information you will find in the Planning Portal. Also please note that for the planning submission you will also need to prepare design, access, heritage, etc statements in support of your planning application.

For the simplest of projects, and with a bit of skill from your side, you might be able to do your own drawings and successfully submit a planning application.

However a successful submission is only one half of the job and for a successful outcome you will still need design and planning advice from an architect or other professional.

You will need someone who will not only prepare architectural plans on your behalf but who will also ensure that these architect plans are in accordance to the current planning guidelines and have a high chance of approval by your local authority.

Can I draw my own plans for building regs?

Building regulations are minimum standards for design, construction and alterations to virtually every building. The regulations are developed by the UK government and approved by Parliament.

The Building Regulations 2010 cover the construction and extension of buildings and these regulations are supported by Approved Documents. Approved Documents set out detailed practical guidance on compliance with the regulations.

Building regulations approval is different from planning permission and you might need both for your project.

You can apply to any local authority building control department or Approved Inspector for building regulations approval.

Planning Portal – Building Control.

While you might be able to draw up your own planning stage plans it is likely that you do not have the right knowledge to prepare the more detailed and technical architectural plans that are required for a Building Regulations submission.

And remember that you will also need to have prepared structural plans, prepared by a qualified professional with professional indemnity insurance in place, to submit as part of your Building Regulations application.

If you are keen and willing to give it a go still then make sure you give yourself plenty of time to familiarise yourself with the relevant legislation requirements and guidelines. Your starting point is the Approved Documents that not only give a summary of the relevant legislation but also include diagrammes on ways to satisfy these legal requirements.

Having said that, it is all very technical for a layperson and you will be best served by appointing a professional to prepare the relevant plans and information for the Building Regulations submission.

Do I need architectural plans for an extension?

 Interior styling

It is likely that you will need a few different types of architects plans for your home extension project.

To start with you will need to prepare some sketch and design architectural plans to help you decide what you want to do with the new extension area. You will also want to see how the adjacent existing spaces will be affected by the new extension. And once you have prepared a set of drawings (plans, elevations, and sections) as proposed you will be able to make decisions on the overall size of rooms, their relationship to eachother, and the balance of the circulation routes.

Afterwards you will need to refine these sketch and design plans and develop them to create planning stage architectural plans for the planning submission to the Council. These plans will need to include relevant information in response to the planning requirements and to demonstrate that your proposals comply with the planning guidelines and requirements.

Then you will need to develop the planning architectural plans further, add detail to them, include structural information prepared by an engineer, to create Building Regulations architectural plans.

Other architect drawings you might need for your extension project might include tendering architects plans and architect drawings for the Freeholder, Party Walls, or Thames Water.

All this explains the different type of information you will need to include in a given set of plans depending on the requirements in each case. It does not mean that these plans need to be prepared by an architect. However you need to make sure that whoever prepares this information has the right type of knowledge, skills and experience to be able to assist with your home extension project.

How do I make my own architectural plans?

You can start by doing a course in architecture and qualifying as an architect. It currently takes a minimum of 7no. years full time to qualify as an architect.

Failing that, and given that you do not really need to be an architect to prepare architectural plans, you can start instead with learning a bit more about construction. In addition to this, you will need to learn a bit more about how to do drawings either by hand or in a computer.

This is not a task for the faint-hearted.

While trying to get your head around thermal bridging or planning guidelines that seem to lack common sense you might come to the conclusion that life is short. And that you do not want to take the risk and to go through the hassle of making your own architectural plans.

In this case you can contact us to assist and we will be happy to prepare accurate and professional architects plans for your home project. Because this is what we do.

Terraced house extension plans

Terraced house extension plans

Terraced house extension plans and professional guidance for your home project

  • Do you own a Georgian, Edwardian or Victorian house?

  • Is it terraced, semi-detached or detached?

  • And would you like to add a single or double storey extension?

In all these cases you will need to prepare house extension plans for your home project.

According to the Office for National Statistics – Census 2021

  • 7.8 million households (31.5% of all households) were in semi-detached properties, up from 31.3% (7.3 million) in 2011
  • 5.8 million (23.2%) were in detached properties, up from 5.3 million (22.7%) in 2011
  • 5.7 million (23.2%) were in terraced properties, down from 5.8 million (24.6%) in 2011

Below we have prepared answers to common questions about what detached, semi-detached and terrace house extension plans and information you will need to prepare for your home project.

 Interior styling

Where do I start for my terrace house extension plans?

 Interior styling

You can make a real good start by appointing an architect to help you develop your brief and to help you clarify your own requirements.

Before you even start with your plans for your terrace house extension you will need to have a think about what type of spaces you need now and in the future. You can have a look at what other terrace houses along the street got approved and you can find the approval on your local authority website.

What you will find there is terrace house extension plans and ideas for houses that are very similar to yours. This will help you visualise how much space you can add and this will help you see how others used this additional space.

Your own requirements might be different though. I often see the design of a terrace house extension project develop differently even when the layout of the existing house is the same and when the budget for the extension is the same too.

An architect will help you distil ideas you might have had over the years living in your terrace house. And an architect can help you reject ideas that might not give you the best type of extension for you and your family.

Once you have drawn up a few plans you will be able to reach to certain ideas and arrangements. This will give you clarity about which of the terrace house extension plans work for you and which direction you should take with the design development.

There are no right or wrong answers and through floor plans, sections and elevations you will develop a better understanding about what you need and what your terraced property can become for you.

 Interior styling

Who draws up plans for a house extension?

 Interior styling

Previously I mentioned architects since at GOAStudio we are London architects and we specialise in residential properties and preparing house extension plans for properties across London.

However you do not necessarily need an architect to draw up plans for your house extension.

What you need is a professional that has the skills, knowledge and experience to guide you through the design development stage and to prepare a bunch of technical plans, specification, and information for the approvals you will need to obtain and for the builders to price.

Such a professional could be an architect, a technologist, a building technician, or an interior designer. Probably not your builder.

And probably not yourself unless you are accordingly qualified and / or as a minimum you have read a couple of construction for dummies manuals and you know what the pictures in the manual mean.

At some point it is likely that you also need a structural engineer to draw up plans for your house extension project.

 Interior styling

Do you need planning drawings or building regulation plans for your terrace house extension?

 Interior styling

The quick answer is yes, as a minimum you will need planning drawings and building regulations plans for your terrace house extension project.

The same applies to any type of house extension project, double storey extensions, single storey extensions, and whether the house is terraced, semi-detached or detached.

The idea is that house extension plans are prepared to convey the necessary information for the various approvals you will need to obtain for your home project.

Actually, “plans” is a shorthand for different types of drawings. “Plans” can mean floor plans, elevation illustrations, section cuts through the house, or 3D images that show the house from a bird’s eye view angle.

Terrace house extension planning drawings convey information to the planning officer to demonstrate two key things: a. what is there at the moment and b. what alterations you aim to carry out.

In fact such planning stage house extension plans come in two sets: as existing and as proposed. And the idea is that anyone can compare them to see exactly what the alterations and extension are and how such changes to the house comply with the planning regulations.

Typically such planning stage house extension plans include dimensions about the depth, width and height of the proposed extension. They also include information about the materials you propose to use, how new windows and door relate to the pattern of the existing windows and doors, and they need to demonstrate how your proposed extension impacts the neighbouring houses.

Building Regulations house extension plans are much more detailed and they include a larger quantity of construction information that is relevant to the current Building Regulations. For more information about what you need to include in these Building Regulations plans see Planning Portal – Building Control

Typically though the architect will prepare a set of technical Building Regulations plans and information for the Building Regulations submission. And a structural engineer will also prepare a set of structural Building Regulations plans an information to be also submitted to the Building Regulations Inspector.

The Inspector will check the technical and structural plans, request additional information if this is necessary and provide a conditional approval to these plans. Then the Inspector will visit the building site 4-5 times during the construction stage. At the end of the construction stage the Inspector will certify the building works and confirm that everything was built in accordance to the current Building Regulations.

What type of double storey extension semi detached house plans am I likely to need?

 Interior styling

Given that 7.8 million households (31.5% of all households) live in semi-detached properties, single and double extensions are one of the most common types of development to residential properties.

Typically there are two main types of double storey extensions to semi-detached houses you will need plans for:

a. Double storey side extension semi-detached house plans – Semi-detached houses often allow a gap between the side of the house and the side boundary. Georgian, Edwardian and Victorian semi-detached house layouts can easily be added to as long as this gap to the boundary is a minimum of 2.5m. This is true for both the ground and first floor layout. At the ground floor the plan of the semi-detached house will evolve to accommodate an additional reception room or guest bedroom at the front. At the rear of new extension the floor plan can develop to enlarge the kitchen area and to provide a new utility space. On the first floor the plan can be developed to add more bedroom and bathroom areas to the semi-detached house.

b. Double storey rear extension semi-detached house plans – A semi-detached house can be potentially extended to both the side and the rear of the house. When you have a chance to extend on two storeys at the rear, and this is subject to planning approval, you end up with a floor plan that works differently on the ground and first floor levels. In most cases a double rear extension will allow for an enlarged kitchen, living and dining area on the ground floor. On the first floor you need careful development of the design to create additional bedroom and bathroom areas. The reason for this is that the existing staircase or the existing bathroom might not be in an ideal position to allow for the double storey extension to your semi-detached house to create much or useful additional floor space.

These Guides offer inspiration and ideas, highlight key things you need to consider, and highlight your options for your home project.

Each guide has been prepared with the homeowner in mind and it aims to kick-start the design process by posing key questions you need to consider even before you appoint an architect for your project.

Conservation areas – London architectural and design home guide

 Interior styling

“What is the conservation area?”
“Where can I find conservation area design guidance for my project?”
“House extensions in conservation areas – Is it possible to extend my house in a conservation area?”

Contemporary extensions – London architectural and design home guide

 Interior styling

“Should the kitchen area, the dining area, or the seating area be nearest to the rear garden? How does the sun moves from dawn to dusk around the rear of the property, and how can we have best access to natural light?”
“What are we trying to achieve in regards to natural light? Should we keep the amount of roof glazing to a minimum, which will make the rear garden appear more theatrical? Or should we go for lots of roof glazing to create an outdoor effect? Where should the cosy areas be?”
“What materials do we like and how do they make us feel? What mental associations do we make with them, what memories do they evoke and what do we want to say with the spaces we look to create?”

Kitchen extensions – London architectural and design home guide

More space for cooking
A dining area
A kitchen island or breakfast bar
Seating areas
Smart technology and appliances
A link to the garden
A feeling of outdoor living
More natural light
Increased space with extra height
Improved accessibility
Seamless integration with other rooms of the house
Open plan, zonal layout or defined and enclosed.

Flat extensions – London architectural and design home guide

 Interior styling

“What are the top three things we like about the flat, and what are the top three things we want to change as part of extending and re-designing it?”
“Do we have a specific budget ceiling, and where do we want the money spending to be focussed on? What are the special elements of the design we do not want to compromise and where can we be more flexible within the context of our budget?”
“What are the provisions of my Lease, or Share of Freehold Agreement, and how do we need to go about securing Freeholder Approval for the building works?”

Garden flat extensions – London architectural and design home guide

 Interior styling

“How long do we plan to live in the property, and how is our lifestyle likely to change over this time? What are the chances for a growing family, working from home, or picking up gardening as a hobby one day?”
“Is this garden flat a place for us to grow into or is it a stepping stone to our dream property?”

House extensions – London architectural and design home guide

 Interior styling

More space | Because families grow, kitchen areas are never large enough, and there is never enough storage space.
Better space | Because rooms can be dark, the living areas can be cut off from the garden, and because everybody likes the convenience of an en-suite in the master-bedroom.
Adding value | Because of stamp duty costs, the desire to step up the property ladder, and overall old good common sense.

Listed Buildings – London architectural and design home guide

 Interior styling

“What is a Listed Building?”
“What is a Locally Listed Building?”
“Is it possible to extend my Listed Building property?”

Mansard roof extensions – London architectural and design home guide

 Interior styling

“How can we best use this new room? Will it be our new master-bedroom, a study space, a nanny’s room? What other bedrooms are available in the house, and what would work best for our changing needs and family?”
“Space permitting, how about adding an en-suite, a walk-in wardrobe, or even a coffee area in front of a Juliet balcony?”
“What do we think about rooflights in the bedroom? They bring more light into the room but how about the rain ticking on the glass; is it charming or just plain annoying?”

Rear extensions – London architectural and design home guide

 Interior styling

“How can we improve the garden and how can we blend the views from inside out and outside in when it comes to floor and wall finishes? What’s lacking in my relationship to my garden, and how do I want to use my outdoor space in the future?”
“How will the family use the new space and how will it work in harmony with the adjacent living areas? Do we need overlapping family space as part of the new rear extension, a study or tv corner, and how will the circulation flow work for us?”

Residential renovations – London architectural and design home guide

 Interior styling

“How long do we plan to live in the property and how is our lifestyle likely to change over this time?
What are the chances for a growing family, working from home, or picking up gardening as a hobby one day?
Is this property a place for us to grow into, or is it a stepping stone to our dream property?”

Roof extensions – London architectural and design home guide

 Interior styling

“Space permitting, how about adding an en-suite, a walk-in wardrobe, or even a coffee area in front of a Juliet balcony?”
“What do we think about rooflights in the bedroom? They bring more light into the room but how about the rain ticking on the glass, is it charming or just plain annoying?”

Side extensions – London architectural and design home guide

 Interior styling

“Should we build to the boundary, or is it possible to retain access to the garden from the front of the property by building an extension that is less wide?
“Is there a manhole cover in the side area, and what will happen to the existing drainage and soil vent pipes in this area?
“How can we maximise the light from the side extension, and should we go for a flat roof or a pitched roof?

London Borough Planning and Design Guides

We have also prepared a series of London Borough Planning and Design Guides. Across London architects need to deal with different planning policies for each of the London Borough.

Our Guides focus on the guidelines of your local planning authority and the key planning policies that might be relevant to your home project.

LOFT CONVERSION

COST, ADDED VALUE, AND PLANNING PERMISSIONS

By GOAStudio London residential architecture

What loft conversion rooms add value?
How much does a loft conversion cost?
Do loft conversions add value?
What is a hip-to-gable loft conversion?
What is a mansard loft conversion?
Do you need planning permission for a loft conversion?

In addition to our Roof extensions London architect guide and our Mansard roof extensions London architect guide for residential properties across London, we have been asked to contribute with expert advice on a Homebuilding & Renovating article on loft conversions.

“How much value does a loft conversion add — plus room types that add the most value.” By Sam Webb

Below, we have added some more tips, more insights and advice for your loft conversion home project.

 Interior styling

What basic checks should you make to see whether a loft is suitable for converting?

1. Check the current headheight in your loft space.

Rule of thumb: the higher the floor to ceiling height (to the underside of the ridge) the more the useful space you can add to your loft with an extension.

 Interior styling

2. Check if your property has retained its Permitted Development rights.

Rule of thumb: Permitted Development Rights will allow you to fully extend to the sides and to the rear of your roof. However this is to a limit of a 40cubic metres for terraced properties and 50cubic metres for semi-detatched and detached properties. Likewise, Permitted Development Rights also apply for hip-to-gable loft conversions.

This will translate for a much more generous room sizes when compared to the typical allowances under the local authority planning rules. In general flats and properties in a conservation area have no Permitted Development Rights. This is to say that your local authority will approve a roof extension 2/3s of the roof height oand 2/3s of the pitched roof depth.

 Interior styling

3. Is your roof a butterfly (V-shaped roof for a mansard loft conversion)?

Very different rules apply for butterfly roofs. As a matter of fact you might be able to add a full storey to your property by adding a mansard-type roof. Also, this applies to both houses and flats, whether you are in a conservation area or not.

Rule of thumb: Firstly, check the properties on eitherside of your property and on the same side of the street. Secondly, out of a row of 10no. properties, how many of them have had mansard roofs added to them? If the answer is more than 5no. then it is likely that your local authority will accept the addition of a mansard roof extension. If the answer is less than 5no. then obtaining an approval will be tricky.

 Interior styling

4. Can your roof be extended?

Firstly, check with an architect or a building professional about the feasibility of converting your loft. Because not all lofts can be converted unless you lower the ceiling of the floor below. This will add complexity and costs and might make your project unfeasible or uneconomic.

On the whole, what you can achieve will vastly vary depending on your property and on your area. For this reason please speak to a professional architect and to your planners.

How much value does a loft conversion add?

What factors and type of rooms add the most value?

The value added will depend on the added floor area and where your property is the country.

In addition regional and local factors substantially affect how much value a roof extension adds to your property. For this reason, please have a chat with your local estate agents will be able to offer you expert advice on this.

Generally the added value is around 10-20% if you can create a new bedroom + en-suite area. For the most part this is something that is achievable at most times for typical 2-3bed properties.

Generally speaking this can be achieved when properties have Permitted Development Rights and a 2.3m min loft headheight.

The loft conversion size

Firstly, always go for the largest roof extension and loft conversion you can get planning approval for. By and large this includes hip-to-gable loft conversions and rear roof extensions.

Secondly, a mansard loft conversion can add a whole floor to your property. However, the law of diminishing returns applies and for that reason once you have added a room or two the additional space will add less value / sqm added.

The relative £/sqm cost of adding this extra space is low. This means that if you commit to the project then it makes sense to maximise the area you can add to your property.

Indeed, once you know what is the maximum you can add then it becomes a question of how best to use this extra space. Also consider which type of rooms will give you the best value and best meet your requirements.

The type of room being added

1. Firstly, for houses with sufficient number and a good mix of bedroom sizes a loft conversion allows the opportunity to create a grand master-bedroom area with an en-suite and walk-in wardrobe areas. Also, if the space allows it even add a seating or kitchenette area. What’s more you can create a top floor “hotel suite” area as a special room for mum and dad.

2. Secondly, for a growing family a larger loft area offers the opportunity to create 2no. bedrooms areas and a separate bathroom.  For example, the separate bathroom that can be accessed either separately off the staircase landing or directly shared from the two bedrooms. Top tip: In this case, avoid arguments about who of the kids’ bedroom is larger: keep the size of the two bedrooms roughly the same.

3. Thirdly, another popular and valuable arrangement is the creation of a larger master-bedroom area while retaining enough space for a separate room in the loft. For example, this separate room can be used as a study or a gym space. Because this second space does not need to be large. Its value is in that it is a separate space that you can use flexibly when you need it.

Whether you lose any space for adding stairwells (ie lose a bedroom to gain a bedroom)

Nonetheless, sometimes you might need to sacrifice some space on the floor below to add the new staircase to the loft space. This is inevitable.

In fact, designing a new staircase is like a three-dimensional puzzle. The new staircase will need to comply with the current Building Regulations. And this means that the staircase should not be too steep or too narrow.

In fact, a good designer will minimise the impact of the new staircase on the floor below and locate the staircase where it allows you to maximise what you can achieve at the loft level.

All things considered, think of it as a Venn diagramme. And the new staircase will need to be exactly in the middle of the two floor plans and exactly at the right place for everything else to work well around it.

In conclusion, you rarely get to lose a bedroom to gain a bedroom. And when you do then the new bedroom tends to be much larger than the one you lost. In the vast majority of cases you will be able to gain a room or two by converting your loft space.

How much will my loft conversion cost?

What is a ballpark figure for different property types?

As a matter of fact the cost will vary depending on

  1. the size of the extension,
  2. the type of the extension,
  3. the type of the associated structural alterations required,
  4. the type of the internal + external finishes,
  5. the specifications of the glazing and any Juliet balcony features,
  6. the type of the staircase, and
  7. where you are in the country since there are always local and regional variations to the cost of labour and materials.

By and large, you can budget for something like £1,750/sqm added when budgeting for typical loft conversion costs.

For example, this will result to a range of around £40-60K +VAT min for medium sized roof extensions to double pitched roofs. Also, this will result to around £60-90K + VAT min for much larger mansard type roof extensions to butterfly (V-shaped) type roofs.

Indeed, the chances are that the final costs will be higher or lower depending on your requirements. And the final costs will also depend on the type / size of your loft conversion project.

Loft conversion planning permission – Do you need planning permission for a loft conversion?

For one thing, if you do not extend the roof profile and you only use the internal space available to your loft then you will not need planning approval for a loft conversion. However, you might still need Building Regulations, Freeholder and other approvals.

Also, you might still need to obtain planning approval for any rooflights you add to your loft.

In fact, and under specific circumstances, you can extend your roof as part of converting your loft without obtaining planning approval under Permitted Development.

However there are limitations to Permitted Development Rights. For example they apply to house but not to flats.

In most cases the Permitted Development planning route will give you the largest possible extension to your loft space. This is because you will be able to include a full hip-to-gable loft conversion to the rear roof extension.

In any case and at all times, contact your local planning authority for advice. Also, search for planning policy guidelines to see what your planners are likely to approve for your property. Finally, speak to architects and design professionals for further advice on your home project.

Top tips:

1. Rooflights – do not miss the chance to introduce top light to the loft room and the staircase, this is an opportunity to create an outdoors feel to your internal spaces.

2. Lower headheight areas – take advantage for extra storage, a kid’s play area, indoor plants under rooflights, or just cosy enough for a double bath.

3. Under eaves areas – take advantage of this extra space and make best use of it with specially designed fitted cupboards, wardrobes and shelving.

For this Architect Advice blog I wanted to have a look specifically at rear house extensions and put together 20no. of our recent projects in a rear house extension ideas photo gallery.

Our projects in this ideas photo gallery come indeed in all shapes and this is a small selection of the work we have done over the years.

Single storey rear house extension ideas photo gallery

Most rear house extensions tend to be single storey. Your local planning authority has produced planning guidelines about what is permitted and what is not permitted when it comes to rear house extensions.

Single storey rear house extensions are permitted when they meet certain requitements about materials, height and impact to any adjacent properties.

Two storey rear house extensions can also be permitted some times however this is more rare.

If your property is wide and with no adjacent properties on eitherside then you might be able to get a two storey rear house extension approved.

It will still need to be well-designed and in-keeping with the character of the property and the area for the planners to approve it.

In the rear house extension ideas photo gallery below we have included a number of single storey rear house extensions to show you what might be possible for your home project.

Here at GOAStudio London residential architecture we will be able to design a rear extension that maximises the potential of your home, in your preferred design, and in a way the planners will find acceptable.

Small rear house extension ideas photo gallery

Whether it is large or small a rear house extension creates additional space for your home and, often enough, a visual and spatial link to your garden too.

A small rear house extension is important to get just right during the design development stage. The size of a small rear extension is often the result of a budget or space restriction.

This makes a small rear house extension challenging to design, then again we love a challenge. What is critical in these cases is to fully understand how the existing house works, including its rhythm and its structure.

Then you need to understand the requirements of the homeowner (you) and how the space can fulfil these requirements.

In a way it is a match-making process and as an architect you need to understand both sides well in order to achieve a success match. This requires some creativity too.

In the rear house extension ideas photo gallery below we have included a number of small rear house extensions to show you what might be possible for your home project.

Small extensions require extra care, additional design focus and previous experience to get them right.

Here at GOAStudio London residential architecture we will be able to design a small rear extension to compliment your home. We can achieve this by unlocking the potential of any adjacent rooms to the small extension or by improving access and views to the rear garden. Contact us for a chat.

Kitchen rear house extension ideas photo gallery

Modern living is rather different to how people used to live in the old days.

Traditionally the front rooms were the focus of the daily life and the front of the house had to fulfil a purpose of appearance and the need to accommodate a very different lifestyle compared to how families live today.

Access to the garden is precious today. The garden area is usually found at the back of the house. In the old days the back of the house used to be a servants’ or utility area.

Time-travel to today and family living has moved from front of the house to the back of the house.

These days a rear house extension comes from a need to either extend the kitchen area towards the garden or create a new kitchen area right next to the garden.

A kitchen rear house extension is not just about the kitchen or the kitchen-related utility areas. It is also about kitchen-adjacent dining.

It is about kitchen-adjacent entertaining. It is about kitchen-adjacent kids play areas. These days it is also about kettle-adjacent home-working garden-views.

In the rear house extension ideas photo gallery below we have included a number of kitchen rear house extensions to show you some of these options and how we have designed rear house extensions for our clients.

The form might vary, the materials that were used might vary too. However what all these kitchen rear house extensions have in common is that they all respond to the way families live these days. Contact us for a chat and let us see what we can design for your home project.
