For most projects the best way to satisfy the Building Regulations is by making a submission to the Local Authority’s Building Control Department. A Full Plans submission will require the preparation of a full set of technical and structural drawings, specifications and details. The Council will assess the submission in five to eight weeks, will issue comments on the submitted information, and your architect will revise the information as necessary following the Council’s comments. For smaller projects and small scale residential alterations a Building Notice can also be submitted, however in this case the Council does not typically issue a certificate to confirm that the building works were carried out in accordance with the current regulations.
An alternative to the Local Authority route is the use of Approved Inspectors (private companies) that will examine the submissions, carry out site visits, and certify the works in the same way as the Council’s Building Control Department (Full Plans). Their fees tend to be slightly higher than the Council’s fees, however their appointment can speed up how soon work can begin on the site.
