GOAStudio London chartered architects

Expert residential architects for home projects and residential developments

Over one-third of UK buildings are of traditional construction.

These buildings are different from modern buildings and need to be treated differently.

Do you live in London? Do you look to carry out home improvement works? Then the chances are that your home is of traditional construction and you need to make sure that your architect understands that.

  • What sets us apart from other residential architects is that we have the relevant qualifications, knowledge, skills and experience to work with older and traditional buildings like yours.
  • We understand the chronology, building styles, age and characteristics of traditional (pre-1919) buildings.
  • We also understand the condensation risks when you carry out any building work, which happens because the thermal performance and energy efficiency of traditional (pre-1919) buildings is affected by extensions, repairs and retrofit refurbishment works.

This is what we are passionate about and this is what we are experts in.

Contact us with your ideas and your requirements and we will get back to you with advice on how we can assist and the next steps.

Since 2009 we have designed for some amazing transformations of properties across London. As expert London residential architects we are often asked to help homeowners create their “forever” home or a home they simply look to grow into until they are ready to move again.

We know that home can mean many different things to different people and we also know that properties in London come with their own unique character, challenges and potential. We enjoy the journey and we enjoy finding potential in every single project we are involved with.

Beautiful and functional interiors

As experts London residential architects we are able to deal with multiple requirements while at the same time achieving simplicity and clarity of form and function.

Throughout every project we will interpret your brief requirements, we will “listen” to what your property says and how it suggests to be altered, and we will come up with design proposals that explore ideas in response to your budget and to what might be possible in terms of planning and other approvals.

We aim to create spaces that bring joy and add value to your property.

Local knowledge, design expertise, and professional support by a Chartered RIBA architect

GOAStudio London residential architecture works closely with designers, professionals and building work contractors and we have build up long standing working relationships with every specialist you will need for your home project across London.

We have also been working with every single local planning authority across London for the last 15 years which allows us to not only know your local planning policy inside out but also having worked with the planning case officers who are likely to deal with your planning application.

Homes in London are often complex when it comes to finding appropriate architectural solutions and with obtaining planning approvals. There is not only the issue of coming up with a new design that works with the existing property but we also look to

  • maximise the features of the existing property,
  • minimise any potential structural and costly alterations, while
  • always work within the framework of the current local planning policy too.

Award-winning and expert London architects, we will use creativity and knowledge to answer challenges, solve possible problems and offer ideas that may not have been considered before. This is something we enjoy and exactly what gets us out of bed every day. We love working with historic buildings and with properties in conservation areas (RIBA Conservation Registrant).

We also have a specialism in Environmental Design and we are able to create more energy efficient homes as part of our architecture and interior design knowledge and skillset.

Local knowledge

At GOAStudio London residential architecture we assist home owners to create their perfect homes. An RIBA residential architect is the professional to guide you through your project, develop your design ideas, obtain local authority approvals on your behalf, and manage the whole process from initial sketches to liaising with the builder and other professionals. London is home to a wide variety of architectural styles and any particular house or flat can be transformed in many different and surprising ways.

We see ourselves as creative problem solvers who will deal with any construction, planning, and design issues that might be relevant to your project. As a result we are able to make informed planning arguments and liaise with planning case officers in a way that we always maximise what is possible to be achieved in each case; we often obtain planning approvals for projects that were refused approval previously.

We provide residential architects London services for home projects across north, south, east, west and central London with most of our projects in the Boroughs of Barnet, Camden, Enfield, Hammersmith and Fulham, Hackney, Haringey, Hounslow, Islington, Kensington and Chelsea, Lambeth, Lewisham, Richmond, Wandsworth, Waltham Forest, and Westminster.

Team work

We have teamed up with other consultants in order to offer an extended service to our clients.

Once we have discussed requirements of your project and we have identified what you need as your we will advise on what other professionals will need to come onboard to assist and to advise.

Structural engineer | The services of a structural engineer are often needed at the Building Regulations stage; the engineer is the professional who is qualified to calculate loads, specify the size of beams/columns and design foundations based on specific structural loads.

Landscape architect | We also like to work with landscape architects who can bring a lot to the table when it comes to considering external spaces in more detail. Often a garden is not only the functional area where family life takes place; a landscaped garden is often the main view, the focal point and an extension of a living area and a beautiful external space can add a lot to the home living experience.

Builders | We are happy to recommend builders we have worked with successfully in the past and ask them to provide quotes for your project. Some of our very best projects have been the result of a co-ordinated and efficient collaboration between design and building teams that have worked with in the past and they have become able to resolve issues quickly and creatively.

Client focus

At GOAStudio | London residential architecture we provide a friendly and professional service that responds to the needs and aspirations of our clients.

Things people have said about us:

“We love the contrasting elements George incorporated into the design of our small extension, such as the pitched vs flat roof, the high vs low ceilings, and the dark vs light areas. His design is also extremely practical – from the layout of the kitchen to the utility area – and demonstrates that George has thought about how we might go about living in the space on a day to day basis, and not just how it might look on project completion.

George’s advice has also been helpful throughout our project and we appreciated in particular his breadth of knowledge on all matters related to our extension project. He appreciated constraints in terms of building size, requirements and budget, and suggested various practical options for us to consider. In the end we now have a truly unique design for our project. He was also very approachable and friendly, and incorporated many of the suggestions we made, so we felt as if we were part of the design team.”
