Did you know?
Over one-third of UK buildings are of traditional construction.
These buildings are different from modern buildings and need to be treated differently.
If you live in London and you look to carry out building works then the chances are that your home is of traditional construction and you need to make sure that your architect understands that.
- What sets us apart from other residential architects is that we have the relevant qualifications, knowledge, skills and experience to work with older and traditional buildings like yours.
- We understand the chronology, building styles, age and characteristics of traditional (pre-1919) buildings.
- We also understand the condensation risks when you carry out any building work, which happens because the thermal performance and energy efficiency of traditional (pre-1919) buildings is affected by extensions, repairs and retrofit refurbishment works.
This is what we are passionate about and this is what we are experts in.
We know that home can mean many different things to different people and we also know that properties in London come with their own unique character, challenges and potential.
We enjoy the journey and we enjoy finding potential in every single project we are involved with.
Beautiful and functional homes
As expert London residential architects we are able to deal with your residential project’s multiple requirements while at the same time achieving simplicity, clarity, functionality for your budget.
Throughout every project we will interpret your requirements, we will “listen” to what your property says to ensure we alter it in an economical way, and we will come up with design proposals that explore ideas to maximise what might be possible in the context of planning, Building Regulations and other approvals.
We aim to create spaces that bring joy and add value to your property.
Local knowledge, design expertise, and professional support by a Chartered RIBA architect

“We love the contrasting elements George incorporated into the design of our small extension, such as the pitched vs flat roof, the high vs low ceilings, and the dark vs light areas.
His design is also extremely practical, from the layout of the kitchen to the utility area, and demonstrates that George has thought about how we might go about living in the space on a day to day basis, and not just how it might look on project completion.
George’s advice has also been helpful throughout our project and we appreciated in particular his breadth of knowledge on all matters related to our extension project. He appreciated constraints in terms of building size, requirements and budget, and suggested various practical options for us to consider.
In the end we now have a truly unique design for our project. He was also very approachable and friendly, and incorporated many of the suggestions we made, so we felt as if we were part of the design team.”

“George helped to realise the potential of a tired 1930’s bungalow, turning it into a light filled home that still feels like a holiday destination to come back to every day!“

““We approached George for our rear, side and loft extension because of our friend’s recommendation. At the time, we met several architect and George turned out to be the best – not only because of his in-depth knowledge of council planners but also because of his empathic listening.”

Candy, Camden NW6
“We appointed GOAStudio to design an extension and loft conversion for our detached bungalow, with our objective being to have a light filled open-plan living space that would make the most of our large south-facing garden.
Of the architects we shortlisted, we choose GOAStudio because we felt George understood our requirements best and came up with constructive ideas at our first meeting.
Although we may have been able to do our proposed works under permitted development, George recommended that we seek planning approval because of the contemporary nature of the design. He then managed the planning process with approval granted six weeks after initial submission.”
